Land is often very tricky to deal with and is often misrepresented. Many times these property's are advertised as "BUILDABLE LOT". Many realtors are too lazy to do the massive amount of research required to get to the truth when marketing land. My experience tells me that at least half of the lots advertised as "BUILDABLE" do not currently qualify.
There's a huge difference between "BUILDABLE" and APPROVED. Just because a lot is in a favorable zone for development does not mean that it is anywhere near shovel ready. The principle criteria in my checklist are the following:
1. Any wetlands on the property?
2. What is the zoning?
3. Does the lot meet minimum zoning requirements without a variance?
4. Is the lot in the Pinelands? If its a Buena Vista Lot, Land, or Farm, 100% its in the Pinelands.
5. Is there public water and sewer available?
6. Is there a Certificate of Filing?
7. Is there or was there a structure on the property?
8. Has a Zoning Permit from Buena Vista Twp been issued?
This is just the beginning! Most Agents who list land may ask 1 or none of these questions.
