STOP SCROLLING — this isn’t just another vacant lot at the Shore. This is a shovel-ready opportunity to build TWO homes just one block from the Delaware Bay in Del Haven with the plans, permits and approvals already in place. Situated on a 100' x 100' corner lot, the property is approved for a two-family dwelling consisting of two spacious homes, each offering 3 bedrooms + an office, 2.5 bathrooms and over 1,800 sq. ft. of living space. Even better, the design gives each home its own private driveway and entrance on separate streets, creating the look and feel of two individual residences. Think about the possibilities: build both and sell them, live in one and sell the other, keep one as a shore home and rent the other, or hold both as an investment. Based on current projections, the two completed homes could potentially have a combined resale value in the $1.3M–$1.4M range.* Instead of buying land and spending months/years working through plans, permits and approvals, much of that work has already been done for you. And the location may be one of the most interesting parts of the opportunity. The Delaware Bay side of Cape May County is getting attention. A recent Philadelphia Business Journal article highlighted Villas, Del Haven and surrounding bayside communities as the Jersey Shore’s latest area seeing increased development and buyer interest, as people look for alternatives to the multimillion-dollar price tags found in many traditional Shore towns. This property puts you one block from the Delaware Bay, minutes from Cape May and the Wildwoods, and close to beaches, boating, fishing, restaurants and everything Cape May County has to offer. The lot is cleared. Water and sewer are at the street. The plans are approved. The permits are in place. Skip the waiting. Start building. And get into an area of the Shore that people are starting to notice. Projected resale values are estimates only and are not guaranteed. Buyers/builders should perform their own due diligence regarding construction costs, resale values, rental potential and approved plans. Disclaimer: AI-generated renderings are for illustrative and marketing purposes only and may not reflect the final approved design or exact specifications. Buyers are encouraged to review the approved plans, permits and all associated documents for the most accurate representation of the proposed two-family dwelling.

Delaware Bay living in Middle Township — quiet, affordable, and live from the MLS.

Living in Del Haven

Del Haven sits on the Delaware Bay side of Middle Township, out along Route 47 where the county turns quiet and rural and considerably more affordable. Most people shopping Cape May County never look over here, because everything they have read points them at the ocean side. That is precisely why it is worth looking — you get water, you get space, and you get a number that has not been bid up by people buying a summer.

Now the thing you actually need to know before you compare two houses, because it catches almost everybody. Del Haven shares the 08251 ZIP code with Villas — and Villas is not Middle Township. It is Lower Township, a different municipality with a different tax rate, a different school district and different municipal services. Two houses a few streets apart can carry the same mailing address and belong to two different towns. If you are running numbers on a Del Haven-addressed property, confirm which side of that line it sits on before you get attached, because it changes the math and it is not something a listing will flag for you.

The bay itself is the reason to be here, and it is a genuinely different animal from the ocean. There is no boardwalk and no crowd. What there is: open water running west with nothing on the far side, which produces the best sunsets in the county by a distance. Calm water for kayaking and small boats. And some of the best birding on the Atlantic coast — the Delaware Bayshore is a major migratory stopover, and the horseshoe crab run each spring draws shorebirds and the people who travel to see them. On a weekday in July you can have a bay beach largely to yourself, which is not a sentence anyone writes about the ocean side of this county.

The housing is modest, mostly single-family, and heavily ranch — the sort of place where a working household or a retiree on a fixed income can still own a house within a fifteen-minute drive of the ocean beaches. That is increasingly rare in Cape May County, and it is the whole argument for this end of the township. The more affordable inventory in Middle Township is concentrated on this side, and the manufactured home communities sit below that as a real and substantial option rather than an afterthought.

Shop this as a corridor rather than a town. Del Haven is the southern stop on a bayshore run that continues north through Green Creek and on toward Goshen — same Route 47 spine, same character, same price band, all of it Middle Township. Inventory is thin enough in any one of them that limiting yourself to a single name means missing most of what is actually available. The right house frequently turns up in whichever of the three has something that month.

Two honest trade-offs. You are a real drive from the hospital and the everyday shopping over in Cape May Court House — that is the compromise for the quiet, and it is worth being clear-eyed about if you are thinking twenty years ahead. And anything near the bay demands the standard homework: flood zone, elevation certificate, and what insurance genuinely costs at that specific address. On this shore those numbers can swing sharply from one road to the next, and they will move your monthly payment more than any renovation ever will.

Because this end of the county trades quietly and gets almost no marketing attention, asking prices out here are all over the place and the sold record is the only reliable guide. The recent Middle Township closings show what the bay side has actually been bringing, and the market report shows the direction. If you want to be told when something surfaces along Route 47 rather than checking three area pages every week, that is worth setting up now.
