Nearly all of Atco's attached-home market is one place with two names on it. Waterbridge and Whispering Pines are a single continuous development off the White Horse Pike — same streets, same builder era, same houses — but the MLS carries both names, so a search on either one shows you half of what is actually available. Anyone shopping townhomes in this town should start there and search it as one community.
What sets that inventory apart is a pair of things attached housing usually does not offer. There is no association fee — no condo fee, no HOA — so the monthly cost is the mortgage and the taxes and nothing on top, and the yard, the exterior and any improvements are yours to decide. And these have full basements on block foundations, which is close to unheard of in a townhome in South Jersey. Some are finished into family rooms, others are doing the work of a garage. Either way it is an entire additional floor that a slab-built townhome elsewhere simply does not have.
The homes run two and three bedrooms, roughly 960 to 1,420 square feet, in both end-of-row and interior configurations, with fenced rear yards, decks and sheds. Garages vary unit to unit — some have an attached one-car with inside access, others have driveway parking only — so that is worth checking on any listing rather than assuming. Condition is most of the price spread, since interiors have been updated one at a time across thirty-odd years.
A few smaller attached pockets trade around the edges of the township as well, including Waterford Green at the northern end near the Winslow line. Inventory across all of it is limited and turns over steadily, so well-priced units do not sit long — watching is a better strategy here than waiting.
Atco anchors Waterford Township. Children start in Waterford Township's own elementary and middle schools and continue to Hammonton High School under a send-receive arrangement — worth knowing early if schools are driving your search, since it surprises buyers coming from towns that run one district end to end. The White Horse Pike and Route 73 put Philadelphia, Atlantic City and Wharton State Forest within an easy drive, and the Atco rail station gives this town a commuting option most of its neighbors lack.
