About Bass River Township
Bass River Township is the last stop in Burlington County before the Mullica River opens into Great Bay — a township that is mostly forest, marsh and preserved Pinelands, with the village of New Gretna at its center. Bass River State Forest, New Jersey's first, sits inside it, and Lake Absegami with it. The result is a place where the land outnumbers the houses by a wide margin, and that shapes everything about how this market behaves.
It shows up directly in what trades. Almost everything here is detached single-family on real ground — homes on an acre or more are the rule rather than the exception, and parcels running five, six, even eight acres are not unusual. There is essentially no attached housing, no condominium inventory, and no active-adult community. What Bass River offers instead is space, privacy and quiet at a cost that does not exist closer to the shore.
Inventory is genuinely scarce. This is a township that trades a handful of homes in a year, which means the right property does not come around often and does not sit when it does. Buyers working this market tend to watch the newest listings the moment they hit, and keep an eye on the more modest end under $400,000, where the smaller lots along Route 9 and around the village turn over.
Addresses here confuse people, and it is worth knowing before you start searching. Bass River property carries three different mailing addresses — New Gretna, Tuckerton and Egg Harbor City — depending on which corner of the township you are in. A Tuckerton mailing address does not mean a home is in Tuckerton, and the national portals routinely file these properties under the wrong town. Everything on this page is scoped to the township itself.
Getting around is straightforward for a place this rural. The Garden State Parkway cuts through the township, Route 9 runs the eastern edge toward Tuckerton and the barrier island beaches, and Route 542 heads west toward Batsto and Hammonton through Wharton State Forest.
