Condos and Townhomes in Burlington Township

The attached market in Burlington Township spans more than a century — there are twins here built before the First World War and townhomes finished in 2022, with roughly a dozen distinct communities in between. That range is unusual anywhere, and it means the word "townhome" covers products that have almost nothing in common. What makes this market genuinely hard to read, though, is that the monthly cost of ownership does not track the purchase price. In several cases it runs backwards. Here is how it actually breaks down.

Rosewood and Bienvenue are the two flat communities, both built between 1969 and 1972 — Rosewood on Garnet Drive, Bienvenue on Liberte, Henri and Kaye Courts. These are true condominium units, one and two bedrooms, and they are the most affordable way into the township by a comfortable margin. They also carry the highest association fees of any attached community here, and Rosewood's are roughly double what most of the newer townhome communities charge. That is not a bad deal, and it is the single most misread number on this page: the fee at Rosewood includes heat, and both communities include water. A buyer comparing that monthly against a low-fee townhome and stopping there is comparing two different things — one of those numbers has your utility bill folded into it and the other does not.

Capital Crossing is the newest thing here and the sharpest contrast. Built in 2021 and 2022 along Peregrine Way and Katherine Drive, these are three-bedroom Colonial and Craftsman rows with garages, and they sit near the top of the attached range. The fee is the lowest of any managed community in the township. Newest construction, largest recent volume, cheapest monthly — because a building that new has no deferred maintenance to fund yet. Worth understanding as a timing question rather than a permanent advantage: several of these listings show reserve funding in what the association covers, which is the right thing to see on a young community.

River Walk is the amenity community, and it is the only one here where the fee buys something you can actually go use. Built between 2013 and 2018 on Creekside Way, Riverwalk Boulevard and Canal, these are Contemporary rows with garages, and what the association covers includes a health club, a pool and a recreation facility alongside the usual grounds and exterior work. If you are weighing River Walk against a cheaper-fee community, the question is simply whether you will use the amenities. If you will, it is the best value on the page. If you won't, you are paying for someone else's.

Hidden Lake Village is the top of the attached market and the newest-built inventory after Capital Crossing — 2017 construction on Heals Farm Road, three bedrooms with garages, flagged as new construction in the listing data. It is a small community and it does not turn over often, which makes it a standing alert rather than something you shop.

The nineties communities are where the data gets interesting in a different way. Hancock Hollow on Tattersall Drive and Stratford Court, built 1996 through 1999, and Wyngate on Shelburne Street, built 1992 and 1993, are the two that reliably deliver a garage and a full basement — a combination almost nothing newer here offers. Both sit in the upper half of the price range. And on nearly every one of these listings, no association fee is recorded at all. Sometimes that genuinely means no association; sometimes it means the fee was simply never entered. That distinction is worth a direct question before you write an offer, because it is the difference between a monthly obligation and none.

Below the headline names there is a real long tail: Bridle Club on Lindsley and Whisper Courts from the early nineties, mixing flats and rows; Heritage Place, which carries the smallest fee in the township; Shannon Estates on Kenny Cove and Megans Lane; Courts at Woodshire on Guilford Place; and Park South, which produces the occasional flat at the very bottom of the range. Several of these list only once or twice a year. And at the far end of the timeline are the pre-war twins — Springside on 12th Street from 1920 and a pair on Fountain Avenue from 1910, no association, no fee, one shared wall and everything else yours.

One thing to get right before you shop, because buyers here get it backwards constantly. Burlington Township and Burlington City are separate municipalities with separate school districts — township addresses attend Burlington Township schools, city addresses attend the City of Burlington district, and the two high schools are longtime rivals. That matters extra here because the neighboring Bordentowns work the opposite way, sharing one regional district across city and township. Two same-name pairs in the same county, two different answers. And since both share the 08016 ZIP, the mailing address will not tell you which one you are in. Neither will the listing data, always: two homes in this pull are filed under Burlington Township while actually sitting in Evesham. Everything on this page is scoped to the township itself.

If attached is not quite it, the township's ranch homes give you single-level living detached and on your own lot, and four-plus bedroom homes is where Santa Fe, Steeplechase, Sunset Ridge and the larger detached communities live. Homes under $400K is where most of the attached market trades, homes with pools is a real segment here, and just listed catches the newest inventory first.
