A condo is how most people buy into Cape May without taking on a Victorian. The single-family side of this town is restored painted ladies and bed-and-breakfast properties, which is a wonderful thing to own and a serious commitment to maintain in salt air. The condo buildings along the beach blocks are the other way in: the same National Historic Landmark town, the same Promenade, the same walk to the Washington Street Mall, without a wraparound porch to keep painted. In a town this tightly held, that matters — inventory here turns on location, condition and how close you are to the beach and the Mall, in roughly that order.

The Tides at 9 Jackson Street draws more search attention than any other address in Cape May, and the location explains it — right off Beach Avenue in the most walkable stretch of downtown, a few minutes from Rotary Park and steps from everything. It is a five-story building of 56 units, built in 1972, with a community pool, a sundeck and an elevator. One thing to check rather than assume: the building sits very close to the beachfront, but not every unit has a direct water view. Ask which line you are looking at before you fall for the address.

Regent Beach at 10 Congress Street has arguably the single best position in town. It sits immediately beside Congress Hall, across the street from the beach, at the point where the downtown shopping district begins. Units run to luxury one- and two-bedroom layouts, all with private balconies facing the ocean, and the building carries a heated pool, an elevator and well-kept lobbies. The detail that separates it from everything else here is the parking garage — in a section of Cape May this dense, in July, a deeded space is worth more than most amenities anyone can list.

Canyon Club at 900 Ocean Drive is one buyers ask about constantly, and it comes with a technicality worth stating up front: it carries a Cape May 08204 mailing address but sits just over the line in Lower Township, so the tax rate and school district are Lower's. Everything else about it is exactly why people want it. It sits on the northwest corner of Cape May Harbor at the eastern entrance to the canal, and it is the regional center for big-game fishing and yacht club rendezvous. If the boat is the reason you are buying, the municipal line is a footnote and the water is the point.

Seaboard Walk is the fourth-most-searched condo address in the city and worth putting on the list early, particularly since the buildings above it are small enough that timing often decides which one you end up in. Victorias Walk is the other named community that comes up regularly with buyers here.

Cape Manor at 805 Pittsburgh Avenue is the quiet alternative to all of it. It sits on the eastern side of town near the Marina District, about a half-mile walk from the nearest beach, which puts real distance between you and the downtown crowds in season. There is a community outdoor pool with a sun terrace, and units run to multi-level townhouse-style layouts or flats with balconies over the pool. For a buyer who wants Cape May without being in the middle of Cape May every weekend from June to September, this is usually the answer.

What separates two units that photograph identically is almost never the unit. It is the fee, what the fee covers, and how honestly the reserves are funded. Whether roof, siding and master insurance sit with you or with the association will move your real monthly number more than the purchase price does, and this close to the water flood coverage and elevation belong in the same conversation. There is a Cape May–specific question on top of that: in a National Historic Landmark city, what can be changed on the outside of a building is not always the association's decision alone. Ask what has been done recently, what is still ahead, and what approvals it needed.

What you are buying into is genuinely unlike anywhere else on this coast. Cape May sits at the very tip of New Jersey where the Atlantic meets the Delaware Bay, and it is the oldest seaside resort in the country — people have been coming here since the mid-1700s. After the fire of 1878 the town was rebuilt in Victorian style, and what stands today is one of the largest concentrations of preserved Victorian architecture in the United States, the whole of it designated a National Historic Landmark. The Washington Street Mall is a three-block brick pedestrian run of shops and restaurants a block off the sand, and the Promenade along Beach Avenue is nearly two miles of paved walking and biking with no arcades and no rides. Congress Hall and the Emlen Physick Estate anchor the streetscape.

Two things people miss about this town. Cape May is one of the premier bird-migration stops in North America — the fall hawk and songbird flights bring watchers from around the world, which is a real seasonal economy of its own. And it is home to the U.S. Coast Guard Training Center, the sole accession point for every enlisted member of the Coast Guard in the country, which gives this small city a year-round working population that most resort towns simply do not have.

If a house suits you better, the beachfront and bayfront searches cover the water on both sides of the peninsula, and new construction turns up on the quieter interior streets away from the historic core. Before you write on anything, look at what these buildings have really been closing for rather than asking — the recent Cape May closings are the honest record, the market report shows direction, and just-listed homes matter here because this is one of the deepest high-end second-home markets on the shore and the good ones are spoken for quickly. Come with a question about a specific building, a specific fee or a specific association. In Cape May that is the conversation that saves people money.
