There is a practical argument for retiring in Cape May Court House that nobody makes out loud, so here it is: this is where the hospital is. Cooper University Hospital Cape Regional sits right here, along with urgent care, the specialists, the county offices and the everyday shopping. If you are choosing where to spend the next twenty years rather than the next twenty summers, being ten minutes from full medical care instead of an hour up the Parkway is worth more than an ocean view. That is the real reason active-adult buyers keep landing in Court House.
And you are still fifteen minutes from Stone Harbor and Avalon. That is the trade this town offers at every price point — mainland cost, mainland convenience, beach access on demand instead of beach taxes year-round. For anyone downsizing out of a bigger house, or coming down from North Jersey or in from Philadelphia, it is usually the version of shore living that actually works once the novelty wears off.
Court House is a short list, though, and you should know that before you start. Four Seasons at Stone Harbor is the marquee address — K. Hovnanian's small, higher-end community of luxury multi-level townhomes with first-floor master suites, two-car garages and views over the ponds and wetlands, with the outside maintenance handled. The name is borrowed and worth being clear about: it is on the Court House mainland, not in Stone Harbor, and that is precisely why it is attainable. Wynndemere Court is the other established address here, tight and long-settled, and one of the most-searched community names in the entire township.
Beyond those two, Court House carries a handful of smaller age-restricted pockets that never announce themselves as communities — a few streets here and there, mostly condos and townhomes, that trade quietly and rarely show up in a filtered search. Those are worth asking about directly rather than hunting for, because they will not surface the way a named community does and they are frequently the better value.
If you want the newer, larger, purpose-built product, it is ten minutes west in Rio Grande. Legacy at Cape May is detached single-family homes from Ryan Homes and Lennar, with a clubhouse, fitness center and outdoor pool, and lawn and snow handled. The Gatherings at Cape May is Beazer's single-level ranch community with a clubhouse, heated pool and bocce, right by the Route 9 shopping. Court House gives you the medical and civic center with established housing; Rio Grande gives you newer construction and more of it. The township-wide 55+ page pulls both areas together in one search.
Two things to nail down before you commit anywhere. The age rules first: who has to be fifty-five, who may live there under that age, and what happens to a surviving spouse. Those are all answered in the association documents and all worth having in writing rather than in somebody's recollection. Then the fee: what it covers, how it has moved over the last five years, and whether the reserve is funded well enough that a special assessment is not sitting a year or two out. Two comparable homes can carry very different monthly costs and very different association health, and neither shows up in the asking price.
One honest note about searching. Age-restricted listings in this county do not always tag themselves in a way a filter catches, so a portal search will quietly miss homes you would have wanted to see. We track these communities individually instead, which is why this page exists. If maintenance-free living without the age restriction would also work for you, the town's condos and townhomes and its single-level ranch homes are both worth a look.
These communities are small enough that one sale resets the read on what everything else is worth, so the record matters more than the current list. The recent Court House closings show what has actually been trading, and the market report shows the direction. Come with a question about a specific community and this gets a lot more useful.
