Twin & Row Home Living in Collingswood

Attached housing in Collingswood means something specific, and it is worth being clear about it up front. People searching for condos in Collingswood are almost always looking at twin homes and row homes built between about 1900 and 1948 — full houses that share a wall, on the tree-lined streets around Knight Park, Newton Lake and Haddon Avenue. That is what this market actually is. Condominium buildings barely exist here, and the difference between the two is the most important thing to understand before you start looking.

A Collingswood twin is fee simple. You own the house and you own the ground under it. There is no association, no monthly fee, no board and no shared vote on the roof. What you are buying is a whole house — three or four bedrooms, a bath and a half or two, generally eleven hundred to two thousand square feet and in some cases well past twenty-three hundred. That is house-sized, not unit-sized, and it is why families buy them rather than treating them as a starter step.

Nearly every one of these has a basement, which is close to unheard of in attached housing anywhere in South Jersey. Set a Collingswood twin against a slab-built townhome out in the townships and the difference is a full extra floor of storage, laundry and workshop space. Add the front porches, the original woodwork, the deep windows and the ceiling height that came standard in 1910, and you are looking at a kind of house that simply is not built anymore at any price.

The trade is honest: every bit of the maintenance is yours, and a century-old house asks for it. Roofs, porches, plaster, older wiring and heating systems already replaced once or twice are all part of the conversation. Condition varies more here than in almost any market in Camden County — some of these have been restored top to bottom in the last decade, others are coming out of forty-year ownerships and are priced for the work. That spread is where the opportunity lives, and it is why an inspection matters more here than on anything built after 1980.

For completeness: the borough does hold a small number of true condominium units. The Lumberyard on North Atlantic Avenue is the newest attached housing in Collingswood, built in the late 2000s and early 2010s beside the PATCO station, with one and two bedroom units, no basement and a monthly fee covering the exterior. Woodlawn Terrace is a small 1962 building of compact one-bedroom flats and the most affordable way to own anything at all in the borough. Both come up rarely. If a fee-covered exterior is what you specifically want, those are effectively the entire list.

A few neighborhood names turn up attached to these listings — Collingswood Heights, Bluebird at the Woodlawn end, Downtown along the Collings and Lees Avenue blocks, and properties near Cooper River Park. Those describe where a house sits rather than what you are buying; none of them are associations.

What holds all of it together is the reason people want in. Collingswood was laid out around its rail line more than a century ago, before towns were designed around parking, and the result is a borough where the restaurants, the farmers market, the Scottish Rite and a direct PATCO ride into Center City are genuinely walkable. These houses were built for exactly that life, and they still deliver it. Inventory is thin enough that watching just-listed homes beats waiting for the right one to sit. Students attend Collingswood Public Schools through Collingswood High School, the borough's own rather than a regional.

If the walkable-borough-with-a-train profile fits but the price does not, the same early-century twin stock exists next door at a different number — Oaklyn, Audubon and Haddon Heights are all worth a look before you commit.
