The bay itself is the reason to be here, and it is a genuinely different animal from the ocean. There is no boardwalk and no crowd. That is increasingly rare in Cape May County, and it is the whole argument for this end of the township. The more affordable inventory in Middle Township is concentrated on this side, and the manufactured home communities sit below that as a real and substantial option rather than an afterthought.

Shop this as a corridor rather than a town. Del Haven is the southern stop on a bayshore run that continues north through Green Creek and on toward Goshen — same Route 47 spine, same character, same price band, all of it Middle Township. Inventory is thin enough in any one of them that limiting yourself to a single name means missing most of what is actually available. The right house frequently turns up in whichever of the three has something that month.

Two honest trade-offs. You are a real drive from the hospital and the everyday shopping over in Cape May Court House — that is the compromise for the quiet, and it is worth being clear-eyed about if you are thinking twenty years ahead. And anything near the bay demands the standard homework: flood zone, elevation certificate, and what insurance genuinely costs at that specific address. On this shore those numbers can swing sharply from one road to the next, and they will move your monthly payment more than any renovation ever will.

Because this end of the county trades quietly and gets almost no marketing attention, asking prices out here are all over the place and the sold record is the only reliable guide. The recent Middle Township closings show what the bay side has actually been bringing, and the market report shows the direction.
