Living in Eldorado Hills

Eldorado Hills is the highest-priced detached neighborhood in Lindenwold Borough, built as a single tract in 1956 on curving streets off Laurel Road — Aston Martin Drive, Bentley Road, Jaguar Road, Delahaye Road, Lancia Place and Pathfinder. The street names are all automobiles, which tells you exactly what the developer was selling in 1956, and the layout backs that up: curved roads rather than a grid, generous setbacks, and the North Branch of Big Timber Creek and its woods wrapping the western and southern edges.

The single most important thing to know about this community is that these houses have basements. Full ones, frequently finished or partially finished, on brick and mortar foundations. Almost nothing else in Lindenwold does — the borough's other detached section sits on crawl spaces and every attached community here is built on slab. A finished basement in Eldorado Hills is often the difference between a three-bedroom house and a three-bedroom house with a family room, an office and real storage, and it is the main reason this neighborhood commands what it does.

Everything was built the same year, but seventy years of individual choices have made the houses genuinely different from one another. The base product is the rancher at around twelve hundred square feet with three bedrooms and two full baths on one level. From there the community runs through raised ranchers, split levels, bi-levels and colonial splits reaching past sixteen hundred square feet and four bedrooms — some original to the build, others the result of additions and second-floor expansions added over the decades. Sunrooms, finished lower levels and expanded kitchens are common. Two houses on the same street can be a hundred thousand dollars and five hundred square feet apart.

The lots are the other half of it. Where most of this area runs fifty by a hundred, Eldorado Hills sits on quarter-acre parcels at seventy by a hundred and fifty and seventy-five by a hundred and twenty-five — enough for a fenced rear yard with room left over, and the mature landscaping that comes with seventy years of growth. Properties on the western and southern edges back directly to the creek and the woods rather than to another house. Driveways are private, some concrete and multi-car, and there is a small park with a basketball court inside the neighborhood.

Construction is frame with brick and mortar foundations, natural gas forced air heat, central air, public water and public sewer. Condition varies widely: some of these have been renovated top to bottom in the last few years while others are coming out of long ownerships and need work. Both trade regularly, and the spread between them is where the opportunity sits.

Eldorado Hills is served by Lindenwold Borough Public Schools — Lindenwold No. 5 elementary, Lindenwold Middle School, and Lindenwold High School on Egg Harbor Road. Listings around the borough occasionally name Overbrook as the high school; that is outdated and dates to before Lindenwold opened its own in 2001. Laurel Road connects north toward Laurel Springs and south to Chews Landing Road, with Route 42, the White Horse Pike and the PATCO terminus all within a few minutes.

Set against Garden Lakes, the borough's other detached section, the difference is real and worth understanding before you shop: Garden Lakes is a larger, older, more affordable grid of postwar ranchers on smaller lots without basements, while Eldorado Hills is one 1956 tract on quarter-acre parcels with basements and a price to match.
