Living in Garden Lakes

Garden Lakes is the detached single-family side of Lindenwold Borough — the numbered-avenue grid running north of Chews Landing Road up to Lake Boulevard, crossed by Central, Cottage, Homestead, Scott, Wade and Columbia. First Avenue through Tenth, plus State, Park and Atlantic. It is the largest residential section of the borough and the part that looks least like the rest of Lindenwold's housing stock, which is heavily attached. Here you get a house on its own lot with a driveway and a yard, and no association of any kind.

The neighborhood filled in over roughly fifty years, and the mix shows it. The core is postwar, 1946 through 1960, and the dominant product is the rancher — two or three bedrooms, one bath, roughly seven hundred to a thousand square feet, level entry, no stairs. That is the entry point of the detached market in this part of Camden County and a large share of what trades here. Around that core sit prewar bungalows and colonials from the twenties and thirties, midcentury capes, and a handful of later infill houses running well past two thousand square feet with three or more bedrooms. Two listings on the same avenue can be forty years and fifteen hundred square feet apart.

Because the era spread is real, so is the condition spread. Some of these houses have been in one family for decades and come to market needing everything; others have been fully updated. That is the actual opportunity here — this is one of the few places left in the county where a buyer willing to do work can get into a detached house with a yard at a price that would only buy a condominium a few towns north. It is equally a market where knowing what you are looking at matters, because the range on any given block is wide.

Construction runs frame and aluminum siding on crawl spaces and concrete perimeter foundations — full basements are the exception here. Garages are uncommon; what you find instead are driveways, some deep enough for several vehicles, along with carports, sheds and detached outbuildings. Heating is generally natural gas forced air, water and sewer are public, and central air is present in some houses and absent in others, so check it rather than assuming. Lots run right around fifty by a hundred, with the occasional corner parcel running wider.

The neighborhood takes its name from the water at its northern edge, along Lake Boulevard, and Lake Boulevard addresses trade here regularly. The wooded eastern boundary backs a number of the properties on that side.

Everything in Garden Lakes is served by Lindenwold Borough Public Schools, with the high school being Lindenwold High School on Egg Harbor Road. Older listings around the borough sometimes name Overbrook instead; that is outdated, dating to before Lindenwold opened its own high school in 2001. Chews Landing Road and the White Horse Pike connect quickly to Route 42 and Route 30, and the PATCO terminus in the borough runs direct to Center City Philadelphia.

If a low-maintenance alternative is what you are actually after, the borough's attached communities are worth a look before you commit — Georgetown and Timber Creek both cover the exterior and carry a pool, and Lindentowne is fee simple with no fee at all.
