Living in Lindentowne

Lindentowne is a townhome community in Lindenwold Borough, built in 1974 along East Elm Avenue and Myrtle Avenue, with a few units reaching South Holland Street. It sits in the older residential grid on the east side of the borough, a short walk from the rail line, surrounded by early-century single-family houses rather than by other developments. What sets it apart from every other attached community in this area is not the floor plan. It is the deed.

These townhomes are fee simple. You own the land under the unit and there is no homeowners association, no monthly fee and no board. In a borough where nearly all the attached housing is condominium or HOA-governed, that is genuinely unusual, and it changes the math in two directions. Your monthly cost is the mortgage and the taxes, with nothing on top — but the roof, the siding, the lawn and the snow are yours to handle, not a line item somebody else manages. Buyers who want a townhome price without a townhome fee find their way here specifically. Buyers who want the maintenance handled are better off looking at Timber Creek across the borough, where the fee covers the exterior along with a pool and tennis courts.

The units are two stories, roughly 1,400 square feet, with three bedrooms upstairs and a bath and a half — a full bath on the bedroom level and a powder room on the main floor. A handful of four-bedroom plans trade here as well. The main floor runs living room, dining room, kitchen and a first-floor laundry room, which is a real convenience in a plan this size. Interior-row, end-of-row and twin configurations all exist; the end units are the ones to hold out for, with windows on three sides instead of two.

Construction is what 1974 built: aluminum siding, slab foundation, no basement and no garage. Parking is on the street and in the lot. Heating is natural gas forced air with central air conditioning, public water and public sewer. Lots run about thirty-two by a hundred feet, so the yards are narrow but real — big enough for a garden, a patio and a storage shed, which is more private outdoor space than most attached housing in this price range gives you.

Location is the other half of the case. The PATCO line runs through Lindenwold with a terminus station in the borough, putting Center City Philadelphia within a direct ride and no car, and the White Horse Pike, Route 30 and Berlin Road put the rest of Camden County within a short drive. Everything here feeds Lindenwold Borough Public Schools and Lindenwold High School.

One thing to watch when you search. The Lindentowne name is also attached in the MLS to a number of much older detached houses on the surrounding blocks — bungalows and Cape Cods from the 1900s and 1920s on Cedar, Maple and the far end of Elm.
