Before you get attached to any of it, do the homework that water always demands: flood zone, elevation certificate and a real insurance quote at that specific address, plus an honest look at the bulkhead and any dock. Those numbers move the economics of the purchase far more than anything cosmetic, and they are much better asked now than at the inspection.
