Waterfront Living in Linwood
This is the thing that separates Linwood from the mainland towns on either side of it. Northfield's bayfront is effectively private, tied up in the country club. Linwood's is not — Patcong Creek and Scull's Bay give the city real back-bay frontage, with city boat ramps and dockage, marsh and open water on the eastern edge of town. If you want a boat behind the house and a mainland address, this is the short list.
It is a short list literally. True water frontage here is a small fraction of an already small city, and these do not come up on a schedule. The trade against the islands is the one that makes the whole mainland argument: on the Margate or Longport side you pay a beach-block number and carry the taxes and insurance that come with it, while over here the water is out the back and the beaches are a short drive over the bridge. The clearest expression of that idea is Creek View, the new construction townhome community built directly on the bay — brand-new, elevated, water out the back door.
Before you get attached to any of it, do the homework that water always demands: flood zone, elevation certificate and a real insurance quote at that specific address, plus an honest look at the bulkhead and any dock. Those numbers move the economics of the purchase far more than anything cosmetic, and they are much better asked now than at the inspection. If nothing is showing above today, that is the size of this market rather than a gap in the search — the recent Linwood closings are the honest read on what water frontage has been bringing here, and the market report shows the direction.
