Bayfront in Longport is not the cheaper alternative to oceanfront. On this particular tip of Absecon Island it is a distinct and highly sought purchase, because of one thing the towns up the island cannot match: the inlet. Longport sits at the southern end of the island with the Great Egg Harbor Inlet wrapping the bottom, which means a bayfront property here can put you in open water in minutes rather than after a long run through back bays. For anyone whose life revolves around a boat, that is the whole argument.
The borough is nearly surrounded by water — ocean to the southeast, bay to the northwest, the inlet at the foot of it. Bayfront homes here come with private docks and direct inlet access, and they sit among some of the most expensive lots on the Jersey Shore. Longport is consistently one of the most expensive ZIP codes in New Jersey, and the bay side is a full participant in that rather than a discount corner of it.
The questions that decide one of these purchases are the dock and the water in front of it, and they change property to property. Depth at low tide matters enormously depending on what you intend to keep there, and a slip that handles a center console comfortably will not necessarily handle something with real draft. How the property sits relative to the inlet affects both your run time and your exposure to current. Bulkhead condition and who is responsible for maintaining it is the companion question, and bulkhead work is a significant expense whenever it comes due. Ask about draft, tide, dock and bulkhead before you ask about the kitchen — on this side of Longport that is the order that protects you.
Elevation and flood insurance drive the real carrying cost more than the purchase price does, and they vary house by house rather than block by block. Two homes on the same stretch of water can carry very different premiums depending on the elevation certificate, the foundation type and whether the structure has been raised. Ask for the elevation certificate early on anything you are serious about. On a barrier island it is the most consequential piece of paper in the file and it is the one buyers most often forget to request.
The bay side has its own landmarks too. The Longport jetty wall runs along Atlantic Avenue near the mouth of the inlet and is a premier land-based fishing spot, and Longport Dog Beach is a rare year-round, leash-free stretch of uninhabited sand with views toward both the ocean and the bay — a genuine local institution rather than a novelty. The Point, at the island's very tip, has a stone jetty and a view straight across the inlet to Ocean City that is widely considered the best on the island. And presiding over everything is the water tower with its giant smiley face, which locals treasure and nobody forgets.
Anyone shopping the bay side of Longport should know about Seaview Harbor, because it will turn up in your searches whether you go looking for it or not. It is a waterfront and marina community just off the island at the inlet that shares Longport's 08403 ZIP code, its mail and its emergency response. It is genuinely worth considering — but it sits in Egg Harbor Township, at Egg Harbor Township tax rates, across the water rather than on the island, so there is no walk to the beach. Buyers who understand that going in are often delighted with it. Buyers who work it out at the walkthrough are not.
If a house with a dock is more upkeep than you want, Longport's condo market is small enough to learn properly — four buildings: Seaview Condos, Ocean Plaza, Ocean Bay and Costa Videre. On the ocean side, beachfront homes push right to the edge of tourist-free sand, and elevated custom builds show up under new construction alongside the restored two- and three-story shore cottages that have defined this town for generations.
A detail that says a great deal about the borough: Longport is the only Absecon Island town whose students do not attend Atlantic City High School. Since the 2014–15 school year they have gone to Ocean City High School, just across the inlet — fitting for a town that faces Ocean City across the water. Because bayfront pricing here turns on features that photograph badly — dock depth, inlet proximity, bulkhead condition, elevation — the recent Longport closings are the honest record of what they are actually worth, and the market report shows which way things are moving. Inventory in a town this small moves quickly, so just-listed homes are worth watching. Come with a question about a specific dock or a specific bulkhead. That is the conversation that matters back here.
