Mullica River waterfront in the heart of the Pine Barrens — live from the MLS.

Living in Sweetwater

Sweetwater is the river end of Mullica Township, and it is one of those South Jersey addresses that people either have never heard of or know extremely well, with very little in between. It carries an 08037 ZIP code, which is Hammonton's, and that confuses buyers constantly — but Sweetwater is one hundred percent Mullica Township, Atlantic County. Same municipality, same taxes, same schools. Only the envelope says otherwise.

Everything here is organized around the Mullica River. It runs out of the Pine Barrens through Sweetwater and down to Great Bay, and from a dock here you can take a boat all the way to the Atlantic without a single portage or lock. That single fact does more to set values in this market than anything else. There is deep water, there is a working marina, and there is a run of genuinely high-end waterfront homes along the river that surprise people who assume rural means modest. When people talk about waterfront in Mullica Township, this is the stretch they mean.

The history along this stretch of water is real, and it is not the usual local-color filler. Just upriver sits Batsto, founded in 1766, where bog iron pulled from the Pine Barrens creeks was smelted into cannonballs, musket shot and camp kettles for the Continental Army — ordnance that made its way to Washington's forces at Valley Forge. The river itself, then called the Little Egg Harbor, was a privateer highway: American captains brought captured British merchant ships up it and sold the cargo at Chestnut Neck near the mouth and at the Forks upstream, close to where Sweetwater sits today. The British called the area a nest of rebel pirates and, in October 1778, sent Captain Patrick Ferguson to burn it out. He destroyed Chestnut Neck and intended to push upriver and take Batsto, but the water ran too shallow and he turned back. Batsto was never touched. Wrecks from that era still lie in the river bottom, and researchers have been identifying them since the 1980s.

The present-day center of gravity is the Sweetwater Marina & Riverdeck, on the site of the old Sweetwater Casino. The Casino opened in 1927, ran as a Prohibition-era speakeasy, and spent decades as the wedding and dinner spot everyone in the region has a story about, until fire destroyed it in 2008. A local family bought the property in 2016 and rebuilt it — restaurant and bar on the water, an event space upstairs, live music through the season, and roughly eighty boat slips. On a summer Saturday it is one of the busiest places in the Pine Barrens, and boats come up from Brigantine and the back bays just to tie up for lunch.

The housing splits cleanly. On the water are the larger, higher-end homes, and those are what most people come to Sweetwater looking for — deep lots, private docks, and river frontage that simply does not exist in most of Atlantic County at any price. Many of them run to four bedrooms and up. Off the water it is a rural township: ranch homes and older houses sitting on an acre or more, with room for a barn, a boat trailer or a workshop. It is worth watching what has just come on, because the good river listings here do not sit.

Day to day, this is a canoe-and-kayak place. The Mullica and the Batsto are two of the best paddling rivers in the state, and Wharton State Forest wraps around the whole area with sand roads, trails and a hundred and twenty thousand acres of pine barrens behind it. Children attend Mullica Township schools through eighth grade and then Cedar Creek High School, the regional high school. Buyers should go in clear-eyed about the one real trade-off: you are not close to shopping. Anything beyond the basics is roughly twenty minutes out in either direction. That distance is exactly why the river is still quiet, and most people who buy here consider it a fair exchange.

One last thing, for anyone whose search is really about the river rather than the town. Upriver, across the county line in Washington Township, Burlington County, sit the old river villages of Lower Bank and Green Bank — a handful of properties on real acreage, most with frontage or water access, and often months apart. Anyone serious about being on this water learns to watch all three, because inventory in those two Burlington villages is thin enough that waiting for the right one can mean waiting a very long time. Worth knowing if you do look that way: houses in Lower Bank and Green Bank frequently carry an Egg Harbor City mailing address, which sits in Atlantic County — the address tells you nothing about which county, township or school district you are actually buying into. Sweetwater is the same river, with far more to look at.
