Living in Magnolia Gardens

Magnolia Gardens is the established residential heart of Magnolia Borough, covering a wide stretch of the borough's street grid — Brooke, Lincoln, Madison, Monroe, Washington, Lafayette, Chestnut, Phillips, King and both sides of Evesham. If you have driven through Magnolia, you have driven through Magnolia Gardens. The name covers considerably more ground than a typical subdivision, which is worth knowing going in: two listings here can be four blocks and thirty years apart and still carry the same community name.

The housing is postwar and consistent. Most of what trades here was built in the 1950s, and the dominant product is the rancher — three bedrooms, one bath, roughly eleven hundred square feet, level entry, main-floor laundry. That matters more than it sounds like it should. One-story homes are genuinely scarce across most of Camden County's older boroughs, and Magnolia has real supply of them, which makes this one of the more practical places in the area to find single-story living without moving to an age-restricted community.

Above the ranch tier the stock opens up. Capes and colonials run from roughly twelve hundred to well over two thousand square feet, with four bedrooms and two or more baths at the top end, and those are the four-bedroom homes families move here for. At the other end, a meaningful share of the community still trades under $300,000, which is what keeps Magnolia on the short list for first-time buyers priced out of the towns north of here.

Construction is what you would expect from the era, and it is worth setting expectations. These are frame and vinyl houses on crawl spaces or concrete perimeter foundations — full basements are the exception here, not the rule, and buyers coming from Gloucester Township or Washington Township are often surprised by that. Garages, where they exist, are detached and sit at the back of the lot off the driveway. Natural gas forced air, central air, public water and public sewer throughout.

Lots run in the range of fifty by a hundred and fifty, with corner parcels closer to eighty by a hundred — small by South Jersey standards but genuinely usable, and the rear yards are deep enough for a real one. The streets have sidewalks and street lights end to end, which is the thing longtime owners mention first and which very little built after 1970 around here actually has.

Location does a lot of work for a borough this size. The White Horse Pike and Warwick Road put Route 42, I-295 and the Philadelphia bridges within a short drive, and the shopping on the Evesham Road end is walkable from the eastern blocks. Younger students attend the borough school and older students continue to Sterling High School, the regional that also serves Somerdale, Stratford and Hi-Nella.

Inventory here moves. Well-priced ranchers in particular do not sit, so just-listed homes are worth watching rather than waiting on, and recently sold homes will show you where this stock has actually been landing.
