Bayfront Homes in Margate City

The bay side of Margate City is not the back of the island. It is a destination in its own right, and for a certain kind of buyer it is the whole reason to be in this town rather than the one up the beach. Bayfront homes with docks are among the most sought-after properties in Margate, and that is not a marketing line — it reflects a genuine boating culture that the town is built around rather than one it tolerates.

The Bay District runs along Amherst Avenue and it is the engine of that culture: marinas, docks, fishing and sailing charters, and waterfront restaurants including the landmark Steve & Cookie's By the Bay. You can keep a boat, use it, and eat dinner where you tied up, all within a few blocks. Because Margate measures roughly eight blocks from the Beach Thoroughfare on the bay to the Atlantic, none of that costs you the ocean either — the beach is a short walk from most of this side of town, and unlike its neighbors Margate has no boardwalk and no hotels, so those beaches stay quiet.

The question that decides a bayfront purchase here is the dock and the water in front of it, and it varies property to property rather than street to street. Depth at low tide matters enormously depending on what you intend to keep there, and a slip that handles a center console comfortably may not handle something with real draft. Whether the dock and the bulkhead are yours to maintain or an association's is the companion question, and bulkhead work is a significant expense whenever it comes due. Ask about draft, tide, dock condition and bulkhead responsibility before you ask about the kitchen. On this side of Margate that is the order that protects you.

Flood elevation and insurance drive the real monthly number more than the purchase price does, and they vary house by house. Two homes on the same stretch of water can carry very different premiums depending on the elevation certificate, the foundation type and whether the structure has been raised. Ask for the elevation certificate early on anything you are serious about — on a barrier island it is the most consequential piece of paper in the file and it is the one buyers most often forget to request. In a building, the equivalent questions are what the master policy covers and how honestly the reserves are funded.

If low-maintenance is closer to what you want than a house with a dock to look after, Sunset Bay is the name to know on this side of town, and the wider Margate condo market is deep enough that water views turn up in buildings that do not market themselves as bayfront. Coolidge Place, Royal Palm and Thunderbird are worth a look for anyone weighing that trade, and Interlude sits in the same conversation.

On the single-family side, Margate's neighborhoods are among the strongest on the shore and several of them reach toward this half of the island. Marven Gardens is the crown jewel — the historic district whose name is a portmanteau of Margate and Ventnor, taken from its position on the two cities' border, and famously not the "Marvin Gardens" misspelling that ended up on the Monopoly board, with its fountain-lined boulevard, gambrel roofs and multi-story porches. The Parkway Section, Parkshore and Southside neighborhoods fill out a market that draws year-round residents and second-home buyers alike.

The rest of the town comes with the address. Lucy the Elephant presides over the beach block at sixty-five feet and a hundred and forty years old, the oldest roadside attraction in the country. The Cherry Blossom Festival runs each spring. The Margate City School District covers the elementary and middle grades, with students continuing to Atlantic City High School. Margate is affluent, overwhelmingly residential, and deliberately so — caught between Longport's mansions and Atlantic City's boardwalk energy and committed to being neither.

If the ocean is what you actually want, Margate's beachfront is the thinner and pricier half of the town's waterfront, with a purely residential front row and no promenade in front of it. Anything newly built shows up under new construction. Because bayfront pricing turns on features that photograph badly — dock depth, bulkhead condition, elevation — the recent Margate closings are the honest record of what they are actually worth, and the market report shows which way things are moving. Come with a question about a specific dock or a specific bulkhead. That is the conversation that matters back here.
