Living in Marlton Lakes
Marlton Lakes is the lake community at the edge of Marlton, and it does not feel like the rest of the township. Built from the 1960s through the early 1990s across Holly Road, Park Avenue, Lakeshore Drive, Poplar Avenue, Walnut Avenue, Fern Drive, Marbel Avenue, Brookfield Avenue, Peach Road, Kettle Run Road and Hopewell Road, these are detached homes on wooded lots running from about half an acre to better than two acres. Quarter-acre suburban Marlton this is not.
The lakes are the whole point. This is a private lake community, and living here is about the water and the woods rather than the sidewalk — a different daily life from anywhere else in Evesham, at prices that generally sit below what the township's polished detached neighborhoods command. For buyers who want land and trees and are not looking for a manicured development, this is the answer in Marlton, and there is not a second one.
Two practical facts to know before you tour. First, these homes are on septic systems, not public sewer — nearly every property here runs an on-site system, which is standard for acreage in this part of Burlington County. Second, there is a community association, which is what maintains the lakes and the common grounds, and it works differently from a townhome association. Both are simply how this community is built; neither is unusual for a lake community, but both will be new if every Marlton house you have seen so far has been on township sewer with no association at all.
The housing runs the full catalog across three decades — ranchers and ramblers, split levels, bi-levels, colonials, contemporaries and a Cape Cod — two to five bedrooms, and the bathroom count varies widely, from a single full bath on the older homes up to four and a half. Between the era spread, the lot spread and the bathroom spread, no two listings here are really comparable on paper. This is a neighborhood you have to walk.
Marlton Lakes lists steadily, more than most of the township's distinctive addresses, so a buyer targeting it has real choice rather than a waiting list. The only other Marlton community built on this kind of land is Little Mill, at a considerably higher entry point, and the township's waterfront homes search is thin outside this community. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District. The recently sold homes are the clearest read on a market this varied, and the homes on 1+ acres search catches the largest parcels here.
