The attached-home market in Millville is unusual, and there is no point being coy about why: nearly all of it sits in one community. The overwhelming majority of what has traded here recently is on a single street in a townhome development called Whitaker Walk. Beyond that there is one small age-restricted community and a handful of older twins scattered around town, and very little else. If you are shopping attached housing in this city, you are effectively shopping a few addresses, and knowing that up front saves you a great deal of clicking.

Whitaker Walk is a newer townhome community on Whitaker Court, and it is genuinely active — homes here are still being delivered rather than simply resold. The product is remarkably consistent: three bedrooms, two and a half or three and a half baths, and just under fourteen hundred square feet on every single one, with a full basement underneath. The lots are compact, as townhome lots are, which is the trade you make for a house this new at this price point in Cumberland County.

That uniformity is worth more to a buyer than it sounds. When every home in a community is the same size and configuration, valuing one is straightforward — there is a real set of comparable recent sales rather than one lonely data point, and it is immediately obvious when something is priced out of step. What separates one home from another here is not square footage. It is the interior finish level, the lot position within the community, and whether the basement was finished. Those are the questions to ask.

There is a wrinkle specific to buying in an actively-building community that catches people out. A number of homes here have closed for more than their list price, and that is not a bidding war — it is upgrades. In a new build, the advertised price is the base house, and the buyer's selections get added on. This matters in two directions. If you are buying new, understand exactly what is and is not in the base price before you fall in love with a model home that has every option in it. And if you are comparing a resale in the community against a new build, the resale may already include finishes that would cost you real money to add.

Village Estates is the city's other attached community, and it is easy to miss because it is age-restricted — it will not turn up in a general condo search. These are two-bedroom units in interior-row, end-of-row and twin configurations, all under a single address on Miller Avenue. If you are over fifty-five and want low-maintenance attached living, this belongs on your list alongside Whitaker Walk, and the city's 55+ communities page covers it in full along with the two other age-restricted options in town.

Beyond those two, the attached inventory in Millville thins out to a few older twin homes — three-bedroom, one-and-a-half-bath places on Dock Street and Wheaton Avenue near the downtown and the Glasstown Arts District end of the city. These are a different proposition entirely: older construction, considerably lower entry pricing, and, judging by how long they have taken to sell, a good deal more negotiating room. For a buyer who wants to be near the High Street galleries and does not need new, or for somebody looking at this as a rental, they are worth a look precisely because most buyers overlook them.

A few practical things to ask in any attached purchase here. What does the monthly association fee actually cover — roof, siding, grounds, snow — and what stays your responsibility? In a newer community, has the builder turned control of the association over to the homeowners yet, and if not, when? How are the reserves funded, since a community that has not yet faced its first roof or paving cycle can look inexpensive today and rather different in ten years. And ask whether rentals are capped, which matters both if you plan to lease it out someday and if you would rather live among owners.

The reason a community like this works in Millville is the same reason the city is worth a look generally. You are buying newer construction here for what older housing costs in most of Gloucester or Camden County, in a city with Route 55 straight to Philadelphia, Union Lake on one side and the Maurice River running through it. The Glasstown Arts District, Wheaton Arts, and the motorsports park give the place a character that surprises people who have only ever driven past it on the way to the shore.

If nothing attached fits, the searches worth running next are the city's new construction — which overlaps heavily with this page — along with ranch homes for one-floor living, homes under $300K, and the city's manufactured homes, which are a real and active part of this market rather than an afterthought.
