Whitaker Walk is the newest and by a wide margin the largest attached community in Millville — so much so that it accounts for nearly every townhome sale in the city. The homes run along Whitaker Court in a tight, well-kept row, and the community is still delivering rather than simply reselling, which puts it in a category most of Cumberland County does not have: genuinely new housing at a price the local market can actually reach.
The product is consistent all the way through, and that consistency is the community's quiet advantage. Every home here is three bedrooms and just under fourteen hundred square feet, with two and a half or three and a half baths and a full basement underneath — which is not a given in townhome construction and adds real usable space, whether you finish it or simply gain the storage. What distinguishes one home from another is the interior finish level, the lot position within the row, and whether that basement has been finished. Because the footprints are identical, judging whether a particular home is well priced is unusually straightforward here, and there are enough recent sales on the street to make that judgment with confidence.
One thing worth understanding if you are comparing a new build against a resale in the community: several homes here have closed above their asking price, and that is upgrades rather than competition. In new construction the advertised number is the base house, and buyer selections get added to it. So a resale that already carries the better kitchen, the finished lower level or the upgraded flooring may represent more house than a base build at a similar number — and if you are buying new, it is worth knowing exactly what the base price includes before you tour a fully-optioned model.
The location works for the same reasons Millville generally does. You are minutes from Route 55 for Philadelphia and the Delaware Memorial Bridge, close to the High Street galleries and the Glasstown Arts District, and a short drive from Union Lake and the Maurice River. For a buyer priced out of newer construction in Gloucester or Camden County, this is the community that tends to change the conversation — low-maintenance, current, and in a city with more going on than its reputation suggests.
A few questions worth asking here, as in any newer association: what the monthly fee covers, whether the builder has yet turned the association over to the homeowners, how the reserves are funded, and whether rentals are capped. None of these are red flags — they are simply the things that separate a well-run community from one that surprises you in year eight. If you want to know which lots in the row are the better ones, or how a specific home compares to what has recently sold here, that is a conversation worth having before you write an offer.
