Detached homes on wooded half-acre lots in Newfield. Live from the MLS.
Stotesbury Woods sits on the eastern side of Newfield, built around Stotesbury Avenue and Madison Avenue where the borough's street grid gives way to farm fields and treeline. Fawn Drive, Rosemont Avenue, Oakwood Drive, Hazel Avenue, Wood Street, Dalton Street and Helena Street fill in around them. Drive two blocks east of here and you are in open agricultural ground — this is the edge of the borough, and it feels like it.
A word of caution before you search for this neighborhood anywhere. The name appears two ways in listing data — Stotesbury and Stotesberry — and a search that keys only one spelling will miss homes that are sitting right next door to each other. If you have been watching this pocket on a portal and seeing almost nothing, that is very likely why rather than because nothing is for sale.
The housing here spans a long stretch of time, which is the main thing to understand about it. Mid-century Cape Cods from the 1940s sit on the older streets, with later Colonials from the 1990s worked in among them. Sizes reach past twenty-two hundred square feet at three and four bedrooms, and the larger houses carry real finish — wood floors, parquet in the formal rooms, fireplaces with inserts, walk-up attics, finished basements with outside entrances. Frame and masonry construction, stone and vinyl exteriors. Two houses on the same street can be fifty years apart, so condition and vintage matter more here than square footage.
The lots are the real draw and they are not borough-sized. Half an acre is typical, partly wooded and level, with some parcels carrying additional adjoining lots — which is worth asking about specifically, because it can mean considerably more ground than the listing acreage suggests. Sheds, outbuildings and paved driveways are the norm; garages are less consistent. Porches are common.
Two systems notes that matter to your monthly cost, and they are not what you would find in a suburban development. Water is public here but sewer is septic, so a septic inspection is not optional on a purchase in this neighborhood. And heating runs on oil on at least some of these houses rather than natural gas. Neither is a problem — plenty of South Jersey lives this way — but both are things a buyer coming from a gas-and-sewer town should price in before making an offer rather than discover at inspection.
Schools are worth knowing early because Newfield does not run its own high school. Students here attend Delsea Regional, the regional serving this corner of the county, so a family moving in should look at Delsea rather than at Newfield when they are weighing districts. The borough itself is small and quiet with a genuine downtown core, and Route 40 and Route 55 are both close enough to make Vineland, Glassboro and the Philadelphia commute workable.
Because so few homes here come to market in a given year, and because the name splits two ways in the data, this is a neighborhood where an alert does more for you than checking back does. For where homes in Newfield have actually been landing, see recently sold homes or the Newfield market report.
