Living in Regency Towers

Regency Towers sits directly on the beach block in North Wildwood, and the first thing to understand about it is that the building is open year-round. That sounds like a small detail until you compare it to the rest of the island, where a great many buildings shut down for the season and a winter weekend simply isn't an option. Here it is. The building runs an on-site office year-round to go with it, which is the practical half of the same fact.

The second thing to understand is the exposure, because it is what you are really buying. Units facing the ocean look straight out over the water and the sand; south-facing homes pick up sunset views and the Friday night fireworks in summer. Two identical floor plans can sit far apart on price for that reason alone, so ask which way a unit looks before you ask anything else about it. Two-bedroom homes are the backbone of the building, with one and two baths depending on the line, and the upper floors carry the views people come here for.

What separates Regency Towers from the quieter buildings on the island is that rentals are part of the culture rather than something the association tolerates. Owners here run their units as income property and the building is set up for it — which is worth knowing in both directions. If you want rental income, this is one of the buildings that supports it. If you want a quiet owner-occupied association where you know your neighbors by name, the bayside buildings are the better fit and you should look there instead.

The amenity set is deep for a building of this vintage: a beachfront pool with a kiddie area, an expansive sun deck, an owners-only fitness room, and a community room with ocean views, a bar and a kitchen. There is off-street parking, elevators, security cameras throughout, coin laundry, and secure storage for bikes, kayaks and beach equipment. Interiors range widely — some units are original, others have been fully rebuilt with new kitchens, tile and luxury vinyl plank throughout. That variation is the thing to shop.

Two structural items belong up front because buyers discover them late. The monthly fee here is unusually inclusive, covering utilities along with the ordinary common-area items, so comparing it against a fee at another building without reading what each one covers will mislead you. And there is a buy-in due from the buyer at closing, plus a capital-improvement assessment currently running on the building. Ask for the current numbers on both before you get attached to a unit; they change, and your lender will want them anyway.

The location is the payoff. You are on the sand, a short walk from the boardwalk and the north end's restaurants and nightlife.
