The Gold Coast
Eleven blocks of Ocean City carry the name, from 18th Street to 29th, Wesley Avenue east to the beach. It is the most valuable ground on the island and it earned the label the honest way — this is the stretch beach people aspire to, with the ocean out front and views running from the Atlantic City skyline north to Strathmere in the south. Somewhere in the middle of it, at 23rd Street, the boardwalk simply stops. The most expensive real estate in town begins under the last blocks of the boards and then continues past where they end, which is exactly why it trades the way it does: the energy of the boardwalk within a walk, and the quiet immediately after.
A word on what "Gold Coast" actually covers, because it gets misused. The true oceanfront homes here — the ones on the dune line with nothing between them and the Atlantic — are a small and fiercely held minority, and they trade at the top of the entire South Jersey market. The great majority of what sells in the Gold Coast is beach block and second block back: Wesley, Asbury, Central, West and Simpson. Those are not consolation prizes. They are large, current, well-built homes a short walk from a beach most of the island has to drive to, and they are where the actual volume of this market lives.
What that housing looks like is consistent enough to describe. Four and five bedrooms is the standard, with six-bedroom homes at the top. Two to four baths. Floor plans commonly running 1,100 to 2,100 square feet, with the largest homes well past 4,000. Nearly all of it is duplex-style — two units in one building, one up and one down, garage underneath, deeded as a condo but lived in as a house — and the great majority carries no monthly association fee at all. You own your half and you maintain it. For buyers coming from a building with a fee schedule, that alone reframes the math.
The Gold Coast is also where Ocean City rebuilds itself. Walk these blocks and you can read the sequence in the rooflines: a cottage from the sixties beside a house finished this spring, and a lot in between waiting its turn. Land here has been worth more than whatever sits on it for a long time, so the older stock comes down and larger, current homes go up in its place, year after year, without pause. For a buyer who wants modern systems, real insulation, an elevator and a garage rather than a charming house that needs everything, no section of the island offers more of it. The counterpoint is the obvious one: original character is scarce here, and every season there is less of it.
There is history under all of it. The Kelly family — whose daughter Grace left Philadelphia for the movies and then for Monaco — spent their summers in a Gold Coast home, and the connection is part of the Ocean City Historical Museum's collection. That is the flavor of this stretch: old Philadelphia money that came down for the season generations ago, in a dry town founded by Methodist ministers, and simply never left.
Practically, the questions that decide a Gold Coast purchase are not the ones a listing photograph answers. How many blocks to the sand, exactly. Which side of the street, and whether the ocean view survives the next rebuild across from you. Where the property sits on the dune line and what its elevation certificate says. Whether you are buying the top unit or the bottom, because in a duplex those are two different homes with two different prices. And on anything oceanfront, what the dune easement and the beach access arrangement actually are.
If you are working this end of the market, read the Gold Coast alongside Ocean City beachfront for everything on the water, and against The Gardens at the north end, which is the island's other prestige address and a completely different proposition. The 18th to 34th Street section covers the same blocks running west to the bay, and the newest inventory anywhere on the island sits on new construction. Because so much here trades quickly and quietly, the recent closings are the honest record of value.
