Living on Pennlyn Place

Pennlyn Place is one of the Places — the short streets cutting across the North End of Ocean City that carry Philadelphia names. It sits less than two blocks from the boardwalk and the beach, and what trades here is not what most people picture when they hear "Ocean City condo." These are newer, large duplex homes, built from the mid-2000s onward, each building divided into two deeded units. The name on the listing says condo; what you walk into is a house.

The single most important thing about buying here is what does not appear on the statement. There is no monthly association fee. Not a low one — none. A duplex condo means you and one neighbor own the building between you, so there is no association staff, no management company, no pool to fund and no reserve study. On an island where the monthly is often the deciding factor between two otherwise similar properties, that changes the math completely. The trade is real and worth naming: with two owners and no association, maintenance decisions are a conversation with your neighbor rather than a vote, so who is next door matters more here than in a hundred-unit building.

The homes themselves sit at the upper end of the North End market. Recent sales run from around 1,080 square feet up past 2,600 — three, four and five bedrooms, two to three and a half baths, several with the primary suite and a sitting area taking the entire upper floor. Hardwood floors, granite counters, stainless appliances and fireplaces are standard rather than upgrades. The buildings run wide for this island; one is thirty-three feet across, which is why the interiors feel like houses instead of stacked units.

Decks and garages are the two features that keep coming up. Front decks here run ten feet deep — a real outdoor room, not a balcony — with rear decks as well, and upper-floor decks on some homes catching an ocean view. Garages are finished and deep enough to hold three vehicles off-street, which on a beach block two blocks from the boards is close to unheard of. Add a private outside shower and you have covered nearly every friction point of a summer at the shore.

These come up rarely and they move fast — recent sales here have drawn multiple offers and best-and-final deadlines, which tells you more about the demand for this product than any statistic would. If you want new construction quality, real square footage, no monthly fee and a two-block walk to the sand, there is not much else on this island that answers all four at once.
