The eastern edge of Pleasantville runs along Lakes Bay and Absecon Bay — salt marsh, channels, docks and open water looking across at Atlantic City. It is the part of the city almost nobody outside it knows about, and it is where the most interesting property here sits. This is a small market. There are not many true bayfront lots and they do not come up often, so a buyer who wants one usually has to be ready before it lists rather than after.
The argument for it is the same one that brings people to the mainland generally, only sharper. On the island side of the bay you pay a beach-block price and the taxes and insurance that come with the address. Over here you can get water views, a dock and a boat in the water for a number that is not in the same conversation, and you are still fifteen minutes from the boardwalk. That gap is the whole reason this stretch has started waking up, and some of the newer construction in the city has gone up specifically to take advantage of it.
Do the homework that water always demands. Flood zone, elevation certificate and an actual insurance quote at that specific address, plus the condition of any bulkhead or dock, will move the economics of the purchase far more than anything cosmetic. Ask early rather than at the inspection. The recent Pleasantville closings are the honest read on what water frontage has actually been bringing here, and the market report shows the direction.
