Living in Pomona
Pomona is one of the more confusing addresses in Atlantic County, and it is worth clearing up before you shop it. It looks like a town. It has its own name, its own ZIP code, and enough identity that people say "I live in Pomona" without hesitating. But Pomona is not a municipality. It has no mayor, no council, no police department and no tax rate of its own. It is a section of Galloway Township, occupying the southern end of it, and everything that actually governs a house here is Galloway.
That distinction is not academic. Your property taxes are Galloway's. Your kids go to Galloway's schools. Your zoning board, your trash pickup, your voting district and your municipal services are all Galloway. When someone tells you what "Pomona taxes" are, there is no such thing — there is a Galloway Township rate applied to your assessment. And when you compare two houses online and one says Pomona and one says Galloway, you may well be looking at two houses in the same township, sometimes a few streets apart, sorted into different buckets by nothing more than which post office serves them.
The separate ZIP is where most of the confusion originates, and it has a real history behind it. Stockton University sits in this part of the township, and for decades the school's mailing address was Pomona — which put the name on tens of thousands of pieces of mail a year and gave it far more recognition than an unincorporated section would normally earn. That is why Pomona reads like a town to people who have never been here. The name got famous on its own.
The university is also the practical center of gravity down here. It brings steady employment, a stable rental demand from faculty and staff, and the kind of institutional presence that does not pack up and leave in a downturn. For an owner, that is a stabilizer. For an investor, it is the most reliable rental driver in this part of the county. Either way it is the single biggest thing shaping housing demand on the south end of Galloway, and it is why activity here holds up even when the rest of the township is quiet.
Location is the other half of it. This end of the township sits along the Route 30 and Route 9 corridors with the Parkway and the Expressway both close, which puts Atlantic City, the airport, and the beaches all within an easy run. You are inland enough to be out of the worst of the flood and insurance picture that shapes the bay side of the township, and close enough that getting to the water is a decision rather than a trip. For buyers who work in Atlantic City or at the airport, it is one of the shortest commutes available at these prices.
Two things to watch here, and both come straight out of the ZIP confusion. First, when you pull comparable sales, make sure you are comparing within Galloway rather than by mailing address — a Pomona-addressed sale and a Galloway-addressed sale belong in the same analysis, and treating them as separate markets produces a number that is simply wrong. Second, the MLS is inconsistent about which label a listing carries here, so a search filtered on one name will quietly hide houses that are otherwise a perfect fit. That is a real and common way buyers miss inventory in this township, and it is the sort of thing worth having somebody watching for you.
Beyond Pomona, the rest of Galloway is worth knowing as you shop. Smithville anchors the north end with its historic village and the largest concentration of attached housing in the township, Four Seasons at Smithville is the flagship 55+ address, and Blue Heron Pines offers the golf-course setting. Township-wide, the condo and townhome market is unusually deep, and new construction arrives as scattered one-off builds worth watching for. When you are ready to price something, the recent Galloway closings and the township market report are where the real answers live.
