55+ Communities in Woolwich Township
The age-restricted market in Woolwich Township looks like three communities and it is one. Four Seasons at Weatherby, Preserve at Weatherby and The Preserves come through the MLS as three separate names — and a buyer who searches any one of them is seeing roughly a third of what is actually for sale. That is not a theory. It is the single most useful thing on this page, and here is how you can tell.
The streets overlap. Taft Drive turns up under both Preserve at Weatherby and The Preserves. Van Buren Court turns up under both Four Seasons and The Preserves. Amesbury Boulevard shows under two of the three. These are not neighboring developments sharing a road — they are the same road, sold under different names as the builder moved through phases. And the association fee is identical across all three, on every home, without exception. One fee, one association, one community, three labels left behind by the sales office.
What that means practically: if you have been watching Four Seasons and waiting for the right floor plan, there may be one on the market right now listed as The Preserves, three doors down, on the same fee. Ask for all three names or you are shopping a fraction of the community.
Four Seasons at Weatherby is the K. Hovnanian core and carries most of the inventory — built 2005 through 2013 across Wilshire Boulevard, Brattleboro Road, Hylton Road, Somerfield Road, Danbury Road, Mansion Drive, Maplegrove Court, Embassy Drive, Wesley Drive, Quinton Court, Brighton Place, Brockton Court, Van Buren Court, Highland Court and Eisenhower Drive. Detached Ranch and Rambler homes, two and three bedrooms, garages throughout, and no basements. Single-level living on your own lot, which is the specific thing most people actually want when they say they want to downsize.
Preserve at Weatherby and The Preserves are the later phases on Amesbury Boulevard, Taft Drive and Van Buren Court, and they sit above Four Seasons on price for a straightforward reason — they are newer. The Preserves runs into 2022, 2023 and 2024, so it is the closest thing to new construction in this segment anywhere nearby, and some of it is still delivering. Same Ranch/Rambler shape, same garages, and a few carrying basements, which is rare in this product and worth asking about specifically.
The fee itself is worth understanding rather than just comparing. It covers the full ground fee, common area maintenance, lawn care on all sides, and on a good number of homes a health club, pool and recreation facility. For a detached-home community that is a broad package — you own the house and the lot, so the roof and the siding remain yours, but the grounds and the amenities are handled. That is a different bargain from a condominium association, where the building itself is covered and the monthly reflects it. Here you are paying for the lifestyle and the landscaping, not the structure.
One thing about this township that trips up every buyer at least once. Nearly every home here carries a Swedesboro 08085 mailing address — but Swedesboro is a separate borough with its own government and its own tax rate, and Woolwich wraps around it. A Swedesboro address can also mean South Harrison Township, a third municipality again. The mailing address will not tell you which town you are buying in, and in a 55+ purchase where the tax bill is a real part of the monthly math, that is not a small detail.
Location is the quiet reason this community filled up. Route 322 runs through the township, the Commodore Barry and Delaware Memorial bridges are both close, and the Turnpike interchange at 295 puts Philadelphia and Wilmington inside an easy drive — which matters when adult children are an hour away rather than a state away. The township itself was farmland until about twenty-five years ago, so the housing stock here is among the newest in Gloucester County. For a buyer who has spent decades maintaining a house built in the sixties, a twenty-year-old rancher on a slab with the lawn handled is a genuinely different life.
If age-restricted is not quite it, Woolwich's condos and townhomes are a deep market for a township this size — Pepper Farm Towns, Strawberry Fields, Courts at Woolwich and Westbrook at Weatherby all offer garages, with Lexington Mews as the entry point. At the other end, homes on an acre or more is the estate tier, and pool homes comes with that territory. Homes under $400K is the entry band across the township, and just listed matters in a 55+ market this small.
