Atlantic City is a true oceanfront city — the only place on the South Jersey shore where a world-famous Boardwalk, a skyline of high-rise towers, casino and entertainment resorts, and quiet residential neighborhoods all share the same barrier island. But the island also holds two genuine single-family neighborhoods, and understanding both sides is the key to buying well in Atlantic City.

The condo story centers on the named oceanfront towers, and the biggest draws on the island are the twin high-rises of Ocean Club 1 and Ocean Club 2 — two towers standing directly on the Boardwalk in the Chelsea section, with an indoor pool, garage parking, fitness center, sauna, and 24-hour management, currently coming out of a major balcony and pool-deck renovation. Around them sit the rest of the island's recognizable buildings — Enclave, Warwick, Seashore Club, Bella, Ritz, Plaza, Brighton, and Atlantic Palace among them — each with its own personality and price point. A little inland, Landmark Towers anchors the Lower Chelsea and University District, one block from Stockton University's Atlantic City campus, which has brought new energy and year-round residents to that end of the island.

The single-family side is smaller but real, and it's concentrated in two neighborhoods. Chelsea Heights is a quiet, bayside residential pocket cradled between the Inside and Beach thorofares and the surrounding salt marsh, with classic mid-century homes — split-levels, ranches, and bungalows, many raised over the years for flood protection — actual backyards, and a municipal boat ramp for water access. It also sits directly beside Bader Field, the former airfield long discussed for a major waterfront redevelopment, which gives the neighborhood a genuine long-term upside. Venice Park is the island's other detached-housing enclave — a small, tight-knit community bordered by the Beach Thorofare on three sides and the Penrose Canal on the fourth, known for bayfront and lagoon lots, yards, and a suburban feel a few minutes from the Boardwalk.

What ties it together is access. The Atlantic City Expressway, Atlantic City International Airport, NJ Transit rail and bus service, and the year-round jitney network make this one of the most connected points on the shore, and the casino and entertainment corridor — the Boardwalk, Boardwalk Hall, the Steel Pier, and the resort district — drives both the local economy and a steady rental market that makes AC condos a longtime favorite of investors as well as second-home buyers.

Families in Atlantic City are served by the Atlantic City School District for the elementary and middle grades, with neighborhood schools including Chelsea Heights School, and students continue on to Atlantic City High School — the same high school that also serves Brigantine, Margate, Ventnor, and Longport.
