Condos in Avalon
The condo market is how most buyers get into Avalon. This is one of the most exclusive addresses on the Jersey Shore, and its reputation rests on custom estates sitting on some of the most valuable lots on the coast. The named condo communities are the approachable counterpoint to that — the same island, the same beaches, the same downtown, without a single-family footprint. There are only a few of them, which makes this an unusually knowable market once you understand what each one is.
Before you go any further, know this, because it costs people real money every season. Several communities carry the Avalon name and are not in Avalon. The Links at Avalon and Avalon Woods are both in Middle Township, on the mainland, across the bay. They are perfectly good communities and plenty of buyers are happy in them — but you are buying mainland taxes, a mainland school district, and a drive to the beach rather than a walk to it. The name on the sign tells you nothing about where the house actually is. Buyers who know that going in do fine. Buyers who work it out at the walkthrough do not, and by then they have usually been looking at the wrong comparables for weeks.
Commodore Bay Club at 1100 Ocean Drive is the top of the island's bayfront condo market and it is genuinely unusual. The buildings are small and private — some structures have an elevator serving only four units — with floor plans laid out to maximize water frontage. There is a large bayside heated gunite pool and a separate spa, and the outlook is west over the wetlands toward Cedar Island, which means sunsets rather than sunrises. The adjacent Commodore Bay Marina is the reason boaters end up here: immediate deep-water access, with owners often able to secure slips on favorable terms. If you want the Avalon address with a boat and no lawn, this is the first stop.
Oceanview sits at the south end of the island along Dune Drive, and its whole argument is the beach block. Residents cross no main streets to reach the sand, which sounds like a small thing until you have walked children and beach chairs across a busy road every day for a week. Units generally come with central air, private assigned parking and access to a shared heated community pool. For families and for anyone who intends to rent the place out, that no-main-street position is worth more than most amenities on paper.
Seascape is in the North End near 18th Street and takes a different shape again — spacious, multi-story, multi-bedroom layouts built to hold a large or multi-generational family rather than a couple. The community has its own swimming pool and private tennis courts restricted to residents and guests. What makes it work logistically is the balance: roughly a block and a half to the beach and about a block to the downtown commercial district, so you are not choosing between the sand and dinner.
Those three are the named communities with their own pages, but Avalon's condo inventory also includes beach-block and bayside buildings that trade without a community name attached. The split that matters is the usual one on a barrier island: the beachfront puts you on the dunes and the wide beaches this town is known for; the bayfront puts you on the back bays with dock access and the sunsets. Run both early and you will usually find you have a strong preference you did not know you had.
What separates two units that photograph identically is almost never the unit. It is the fee, what the fee covers, and how honestly the reserves are funded. Whether roof, siding and master insurance sit with you or with the association will move your real monthly number more than the purchase price does, and on a barrier island flood coverage and elevation belong in the same conversation. A building carrying a thin reserve is a special assessment waiting to happen. One that has just completed major capital work has already absorbed an expense a comparable building may still be facing. Ask what has been done and what is still ahead.
What you are actually buying into is a town built around space rather than bustle. Avalon occupies the northern portion of Seven Mile Island, sharing it with Stone Harbor to the south, with Townsends Inlet separating it from Sea Isle City. The island juts a full mile farther out to sea than its neighbors, which is why it runs measurably cooler through the summer and why the town has called itself "Cooler by a Mile" for generations. Avalon has committed to that character — an extensive protected dune system, one of the few remaining maritime forests in New Jersey, and a low-key upscale downtown along Dune Drive rather than a boardwalk. Daily life here is outdoors: exceptionally bike-friendly streets, back-bay kayaking and paddleboarding, and the surf at the 8th Street jetty.
If a house is closer to what you want, Avalon's single-family market runs from restored classic shore homes to sleek elevated new construction, with the beach blocks commanding a premium the whole way up the island. Before you write on anything, look at what these buildings have really been closing for rather than asking — the recent Avalon closings are the honest record, the market report shows which way things are moving, and just-listed homes are worth watching because condo inventory on this island is thin enough that the right one does not wait. Come with a question about a specific building, a specific fee or a specific association. In Avalon that is the conversation that saves people money.
