About Avalon
Avalon sits on the northern two-thirds of Seven Mile Island, a barrier island on the Cape May County coast it shares with Stone Harbor to the south, with Townsends Inlet separating it from Sea Isle City to the north. The island juts a full mile farther out into the Atlantic than the barrier islands on either side of it, which is why the town has called itself "Cooler by a Mile" for generations — a genuine microclimate rather than a slogan, and something you notice the first week of August. Long one of the Jersey Shore's most exclusive addresses, Avalon built its reputation on wide, well-tended beaches, an extensive protected dune system, and a low-key upscale downtown along Dune Drive. There is no boardwalk here and the town has never wanted one. The emphasis is on space, dunes, and quiet luxury rather than bustle.
Before you get far into a search, know this, because it costs buyers real money every season. Several communities carry the Avalon name and are not in Avalon at all. The Links at Avalon, Avalon Woods and Avalon Manor are all in Middle Township, on the mainland, across the bay from this island. They are perfectly good communities and plenty of people are happy in them — but you are buying mainland taxes, a mainland school district, and a drive to the beach rather than a walk to it. The name on the sign tells you nothing about where the house actually sits. Buyers who understand that going in do fine. Buyers who work it out at the walkthrough have usually spent weeks comparing the wrong properties to each other.
Avalon's single-family market is where its reputation is made — custom new construction and luxury beachfront estates on some of the most valuable lots on the shore. The streetscape runs from restored classic shore homes to sleek elevated builds designed for the modern buyer, sometimes on the same block, and the beach blocks command a premium the whole way up the island. On ground this valuable the lot is often the more durable half of the value, which is why a dated house on a front-row position can be a better buy than a finished one a block back.
The bayfront is its own market rather than the cheaper version of the beach. Private docks and back-bay access come with it, along with a west-facing outlook over open wetlands toward Cedar Island — which means sunsets, every night, over marsh grass rather than rooftops. What decides one of these purchases is the dock: depth at low tide, distance to open water, and whether the bulkhead is yours or an association's to maintain. Those questions belong ahead of the kitchen, not after it.
On the condo side, Avalon offers an approachable counterpoint to its estate market. Commodore Bay Club on Ocean Drive is the top of the bayfront market, with small private buildings, a bayside heated pool and spa, and the adjacent Commodore Bay Marina giving owners immediate deep-water access. Oceanview sits on the beach block at the south end along Dune Drive, where residents cross no main streets to reach the sand. Seascape is in the North End near 18th Street, with spacious multi-story layouts, its own pool and private tennis courts. Beyond those three, the island holds a range of beach-block and bayside buildings that trade without a community name attached.
What makes Avalon hold its value is that the town has been deliberate about what it protects. The dune system is extensive and genuinely enforced, and the island holds one of the few remaining maritime forests in New Jersey. Daily life here is built outdoors rather than around a commercial strip: the town is exceptionally bike-friendly, the back bays are used for kayaking and paddleboarding rather than just looked at, and the surf break at the 8th Street jetty is the one people actually name. A beachfront address in Avalon usually means you drive less than you would elsewhere on the shore, not more.
