Living in Bayshore Woods
Bayshore Woods is the most-searched community in all of Lower Township — more traffic than any category search we run here — and most people who find it do not understand what makes it different. So here it is up front: in Bayshore Woods, you own the land under your home. There is no lot rent. That one fact separates it from nearly every other community of its kind on this peninsula, and it changes the entire financial picture of owning here.
Understand why that matters. In a typical land-lease community you buy the home and rent the ground beneath it — which keeps the purchase price low but leaves you paying rent that can rise for as long as you own, and often means financing as personal property rather than with a conventional mortgage. Here the land conveys with the house. You are buying real property in the ordinary sense, with the ordinary financing options and the ordinary protections, and nobody raises your ground rent because the market moved.
The carrying costs are the rest of the appeal, and they are unusually easy to pin down. The association fee has been running a hundred dollars a month and covers water, sewer, trash and snow removal. There is a capital contribution of a hundred and fifty dollars each January and June, and a one-time thousand-dollar buy-in at closing. The taxes are low. Set that against what it costs to carry almost anything else within a few minutes of the Delaware Bay and the arithmetic explains itself.
This is a 52+ community, not 55+, which surprises people who have been shopping active-adult elsewhere — it opens the door a few years earlier than the standard. It is also pet-friendly, and rental and leasing are permitted but limited, which is worth knowing early if you are thinking about this as an investment rather than a residence. The particulars on age, occupancy and what happens to a surviving spouse live in the association documents and are worth reading rather than assuming.
The homes were built between roughly 1982 and 1986, run about a thousand to thirteen hundred square feet, and come as two- and three-bedroom single-level houses on their own lots along Breakwater Terrace, Breakwater Place and Davis Place. Some have attached garages, screened porches, sunrooms or dens — more house than the category name suggests. The community backs onto a nature preserve, which is why it is as quiet as it is, and there is a storage area for boats and vehicles, which matters more than people expect when the bay is five minutes away.
On value: homes here have been selling in the low two hundreds to the high three hundreds, with the middle of the market sitting right around three hundred and twenty-five thousand. That spread is not about location — it is almost entirely about condition. These are forty-year-old houses, and a carefully updated one and a project trade very differently. Photographs flatter them, and a roof, a heating system or a set of piers does not show up in a listing photo. That gap is exactly where a walkthrough with somebody honest earns its keep.
Bayshore Woods does not turn over often. A handful of homes change hands in a year, and demand far outruns that — which is why this page draws the traffic it does. If nothing is showing above right now, that is the community being itself rather than anything being wrong. The recent sales below are the honest record of what homes here have actually brought, and the only reliable way to judge whether the next one is priced correctly when it appears. Being told the day something lists, instead of checking back every few weeks, is the difference between seeing it and reading about it afterward.
If you are shopping this end of the county more broadly, Shawcrest is the other established community of its kind in the township, and the wider manufactured home market here spans a much larger range than most buyers expect. Villas surrounds this pocket with conventional houses at the bay end of the township, and its beaches and sunsets are a few minutes away.
