Living in Berlin Woods

Berlin Woods is an established detached neighborhood in Berlin Borough, built between 1968 and 1972 along Blatherwick Drive, Winding Way, Brandywine Drive, Delwood Lane and Laurel Hill Court. In a borough where most of the newer housing went up in the 2000s, this is one of the neighborhoods that was already here — and the difference in how it was built is the reason to look at it.

Start with the size, because it corrects what people expect from the year. Berlin Woods homes run roughly 1,740 to 2,880 square feet, and four bedrooms is the standard rather than the exception, with two and a half baths typical. A 2,880-square-foot colonial from 1968 is a substantial house by any measure, and it is a great deal more house than the same footprint bought new. Colonials dominate, with traditionals and bi-levels in the mix, and garages and basements are common through the neighborhood.

The lots are the other half of it. Parcels here run from about a quarter to a third of an acre — real yards, laid out when land in this borough was less dear and setbacks were more generous. Fifty-odd years on, the plantings and trees that came with those lots have matured into something that cannot be reproduced on a new build at any price. The street layout follows the same logic: Winding Way and Laurel Hill Court are not through routes, and the neighborhood does not carry traffic on its way to anywhere else.

Because these homes have been owned across decades rather than years, condition varies more here than in a community built in one push — some have been carried through kitchen and bath renovations, roof and HVAC replacements and system updates, while others are waiting for a buyer with a plan. That spread is where the opportunity is, and it is worth having someone walk you through what has actually been done to a given house rather than reading it off a listing sheet. Buyers cross-shopping in the borough should also see New Freedom Village and Carriage Stop, which represent the newer side of the same market.

Schools are Berlin Borough Public Schools, which runs a single community school from pre-kindergarten through eighth grade — the town's children stay together under one roof — and then Eastern Regional High School in Voorhees for grades nine through twelve, the regional high school the borough shares with Voorhees and Gibbsboro. The White Horse Pike runs through the borough with Route 73 and the Atlantic City Expressway close, putting Philadelphia and the shore both within a straightforward drive, and the Berlin Farmers Market is a genuine institution a few minutes away. Inventory in this borough runs lean, so the recently sold homes are usually a clearer read on value than the handful active at any moment.
