Living in Carriage Stop

Carriage Stop is the largest community in Berlin Borough, built between 1996 and 2001 along the Watsontown–New Freedom and Cross Keys corridor. It is a Schaeffer community, and it is the neighborhood most buyers picture when they picture newer housing in this borough.

The street names are worth noticing, because there are two sets and they sit side by side. One run is presidents — Roosevelt Boulevard, Wilson Lane, Kennedy Lane, Lincoln Lane. The other is colleges — Rutgers Boulevard, Harvard Boulevard, Stockton Boulevard, Duke Drive, Montclair Avenue. Two themes, one plat, and once you see it you cannot unsee it on the drive through. It is also a practical marker: which set of streets a listing sits on tells you roughly where in the community you are before you look at a map.

What a buyer most needs to understand here is that Carriage Stop is not one kind of house. The community carries detached single-family homes, interior-row and end-of-row townhomes, and twins, all under a single name, ranging from about 1,300 to 2,215 square feet in two-, three- and four-bedroom layouts. Colonials dominate, with traditionals, contemporaries and ranch plans in the mix. Two listings can both say Carriage Stop and be entirely different properties — a townhome and a detached house on a corner lot are not the same buy, and the difference shows up in price, taxes and what you are responsible for maintaining.

That last point carries through to the association. Fee structures vary by section of the community rather than running one number across the whole of it, which is what you would expect from a neighborhood built in phases across six years with different products in each. It is worth establishing on any specific listing what the association covers and what it does not. Part of the community is also an age-restricted 55+ section, so a buyer looking at a single-level ranch plan here should confirm whether that particular address carries the age requirement — it is not obvious from the outside, and it changes who can buy it.

The homes themselves show their late-nineties planning well: open first floors with gourmet kitchens, center islands and granite counters overlooking dining and living areas, main-floor laundry, one-car garages with interior access, first-floor bonus rooms that serve as a bedroom, office or den, primary suites with walk-in closets and en-suite baths, and fully fenced backyards on the larger lots. The newer Carriage Mews single-family homes sit immediately beside the community.

Schools are Berlin Borough Public Schools — one community school from pre-kindergarten through eighth grade — then Eastern Regional High School in Voorhees, shared with Voorhees and Gibbsboro. The White Horse Pike, Route 73 and the Atlantic City Expressway are all close, and the Berlin Farmers Market is a few minutes away. Buyers should also see New Freedom Village, Lonaconing and Berlin Woods, and the recently sold homes across the borough are the clearest read on how far apart the products in this community actually trade.
