Condos and Townhomes in Bordentown Township
Close to a third of everything that sells in Bordentown Township is attached, and that inventory spans a full century. There is a 1923 twin, two large communities built within a few years of each other in the late eighties, a newer one from the turn of the millennium, and a handful of townhomes finished in 2024. Four eras, four completely different purchases, and the monthly cost of ownership does not line up with any of it the way you would expect. Here is how it actually breaks down.
Williamsburg Village is the volume leader and where most buyers land. Built across the late eighties into 1991, it runs on a grid of colonial-named courts — Exeter, Fairfax, Kennebec, Gloucester, Hanover, Plymouth, Berkshire, Tioga, Amherst, Salisbury, Deerfield and Winchester — in two- and three-bedroom interior and end rows, Colonial and Traditional. Nearly all have garages and nearly none have basements. It carries the highest association fees of the three, and it buys the most hands-off ownership: exterior building maintenance, lawn, snow and, on many units, trash. Worth knowing before you compare listings — the coverage is not uniform across the community. Some units include trash and front, rear and side lawn care; others include noticeably less at a similar monthly. Read the specific listing rather than the community.
Bordenshire Crossing went up in the same window and is the mirror image of it. Bordenshire Drive, Roberts Court, West Constitution Drive and Pamlico Court, Colonial and Contemporary, and the pattern reverses: basements are standard here and garages are not. Interior square footage runs larger than Williamsburg Village while the closings overlap heavily, so you are often buying more finished space for similar money. The trade is on the monthly. Fees here are the lowest of the three associations, and a number of these homes buy common area maintenance and very little else — the roof, the siding and the lawn come back to you. That is not a worse deal, it is a different one, and it only matters if you know it going in. One outlier: a single unit-numbered address on Pamlico Court carries a fee roughly double the rest of the community, which is a question to ask rather than a pattern.
Clifton Mill is the one that breaks the rule. Built from the late nineties into the mid-2000s on Wyndham, Andover, Farmington, Barclay and Oxford Courts plus Windingbrook Road and Willow Way, it is the only attached community in the township that delivers a garage and a full basement on the same house, and the floor plans are the largest of the three. It should be the most expensive to own monthly. It is the cheapest. The fee is identical on every single closing — flat, no variation — and it comes in under Williamsburg Village while buying a pool, a health club, a recreation facility, road maintenance, lawn, snow and trash. Newest construction, biggest house, most amenity, lowest fee. If you are leaving a single-family home and do not want to feel the downgrade, this is the one.
Then there is the inventory a portal will never show you. Two four-bedroom rows on Marion Avenue, Craftsman and Colonial, built in 2024 — the newest attached homes in the township, the largest floor plans, and the top of the price range — come through the MLS with the community field blank. No name, no neighborhood, nothing to select from a dropdown. A buyer shopping by community will not see the newest townhomes in Bordentown Township. We read street addresses, which is the only way these surface.
And at the far other end, Hilltop is a twin on Mission Road built in 1923 with no association at all — no fee, no board, no approval, one shared wall and the rest of it yours. It is the only attached option here with nothing owed monthly, which for the right buyer is the whole point. Two things to know: it sits on a Trenton mailing address in a different ZIP from the rest of the township, and homes like it come up very rarely. The mail says Trenton; the taxes, the government and the schools are all Bordentown Township.
Which raises the thing buyers here get wrong constantly. Bordentown Township and Bordentown City are separate municipalities with separate mayors, separate governing bodies and separate municipal tax rates — but they share one school system. Bordentown Regional serves the township, the city and Fieldsboro Borough together, and the buildings sit on both sides of the line: Peter Muschal in the township, Clara Barton and MacFarland in the city, then the regional middle and high school back in the township. A child raised on either side attends school in both. The city's attached stock is older twins and rowhomes on a tight historic grid — a genuinely different purchase from a township townhome. You are choosing between housing stock and local government, not between school districts.
If attached is not quite it, the township has a real 55+ option at Village Grande at Crosswicks Creek with a clubhouse, pool and fitness center, and an actively selling new-construction community at Reserve at Turgyan Farm — uncommon for this county. Four-plus bedroom homes is where the larger single-family neighborhoods live, and homes under $400K is the entry point across every product type.
