Lakefront and riverfront across the township — live from the MLS.
Waterfront means two entirely different things in Buena Vista Township, and which one you want should decide where you look. There is lake living, concentrated in one community with beaches and dams and a civic association that runs it. And there is river frontage on one of the most protected waterways in New Jersey, spread thin across a very large rural township. Both are here, they are nothing alike, and they trade at different prices.
The lakes come first because that is where nearly all the inventory is. Collings Lakes is built around a chain of lakes, with most of the recreation happening on Cushman and Braddock. The Collings Lakes Civic Association maintains the lakes, the dams and three separate beaches — called simply First, Second and Third Beach — with lifeguarded swimming in season. There is a park inside the community with tennis and basketball courts and a playground. It is worth being precise about one thing: the homes surround the lakes, but they are not all on the lakes. True water frontage is a small subset of a community of several hundred homes, and those listings do not last.
Buyers should also know that Collings Lakes is not one municipality. The community spreads across parts of three of them, in two different counties — Buena Vista Township and Folsom Borough here in Atlantic County, and Monroe Township, the Williamstown side, over in Gloucester County. The first waterfront street most people picture is largely in Folsom, not Buena Vista, and the Folsom portion runs a street and a half past that. Municipality, tax rate and school assignment can all change across a line you cannot see from the road. Confirm which one a house is actually in before you write an offer, not after.
The other water is the Great Egg Harbor River, which Congress designated a National Scenic and Recreational River, meaning the corridor is permanently protected from the kind of development that has swallowed most South Jersey waterways. You can launch a kayak or a small boat at Penny Pot County Park and paddle for hours through the Pinelands. Frontage on the river and its feeder streams is rare and scattered, usually attached to larger acreage rather than a subdivision lot, but for someone who wants genuine seclusion on protected water it is one of the better values in the state. Buena Vista is also where several rivers begin: the Manumuskin, which feeds the Maurice, and the Tuckahoe and South Rivers, which feed the Great Egg Harbor, all have their headwaters out in the township's farmland.
The housing itself stays practical and attainable, which is the real story of waterfront in this township. Single-story ranch homes are the dominant type around the lakes and a large part of why the community stays reachable for first-time buyers. Larger parcels turn up regularly on the river side, where properties sitting on an acre or more are the norm rather than the exception. Because true frontage is limited and turnover is quick, checking what has just come on the market matters more here than in most towns.
This is Pinelands country, and it comes with the usual trade. Nearly the entire township sits inside the Pinelands National Reserve, which is why the water is still clean and the woods are still standing, and also why you drive for shopping. Families are served by the Buena Regional School District, with Collings Lakes holding its own elementary school inside the community. What you get in exchange for the drive is swimming beaches, a protected river, and waterfront pricing that has no equivalent anywhere closer to the shore.
