Collings Lakes is the lake community at the northwest corner of Buena Vista Township, and at roughly eight to nine hundred homes it is the township's single largest concentration of housing. It is also one of the most active markets in this part of Atlantic County. Prices sit at the affordable end of the scale and homes change hands often, which makes it a genuine entry point for first-time buyers and a reliable place to find something without waiting six months for inventory to appear.

Before anything else, understand the boundaries, because almost nobody gets them right the first time. Collings Lakes sits where three municipalities and roughly three ZIP codes all converge. Folsom presses in on one side, Williamstown connects at the northwest end, and Buena Vista Township holds the rest. The most common mistake involves the water: East Collings Drive, the first waterfront street and the one most people picture when they hear the name, is largely in Folsom — not Buena Vista Township. The Folsom portion continues about another street and a half past it. Buyers see a Collings Lakes address in a listing and assume one municipality, one tax rate and one school assignment, and depending on which side of an invisible line the house sits on, all three can be different. This matters at closing, and it is worth confirming before you make an offer rather than after.

The market here rewards buyers who move quickly and sellers who price honestly. High turnover cuts both ways: there is usually something available, but the well-priced homes do not linger, and comparable sales refresh constantly, so pricing is less of a guessing game than in the quieter corners of the township. It is worth checking what has just come on the market regularly rather than waiting for a monthly sweep.

Housing runs to the practical. Single-story ranch homes are the backbone of the community and a large part of why it stays attainable, and there are four-bedroom and larger homes here for families who need the room without leaving the price band. Push out from the lakes into the surrounding township and you find country properties on an acre or more, and Cranberry Run, the established 55+ manufactured-home community, anchors the active-adult side of the market.

Families here are served by the Buena Regional School District, which spans both the township and neighboring Buena Borough. Collings Lakes has a real advantage in that respect: its own elementary school sits inside the community, so the youngest students are not bused across a large rural township. Middle schoolers move to the district school, and the district is anchored by Buena Regional High School.

Beyond the lakes, this is Pinelands country — wooded lots, working farms, and a great deal of open space in every direction. The trade-off is the usual rural one: you drive for shopping, and the nearest full retail is a real trip rather than a quick errand. What you get in exchange is water, space, and some of the most attainable pricing anywhere in Atlantic County. For the surrounding hamlets, Newtonville and Richland cover the middle of the township.
