Living in Apple Hill

Apple Hill is a detached neighborhood in the eastern 08003 corner of Cherry Hill Township, laid out between Walt Whitman Boulevard and Haddonfield-Berlin Road. The addresses run along Winesap Road, McIntosh Road, Baldwin Road, Sussex Avenue, Ocean Avenue, Delicious Way and the short courts off them. There is no association here and no gate — these are houses on their own lots, on public sewer, in a township where that is worth stating.

Start with the street signs, because they tell you who planned this place and when. Winesap, McIntosh, Baldwin, Delicious and Jonathan are all apple varieties, in a neighborhood named Apple Hill, on ground that was orchard before it was houses. That is not a marketing name applied later; it is what the land did for a living. Most Cherry Hill neighborhoods were named after whatever the builder liked the sound of. This one was named after the crop.

The housing stock is tight and consistent. Apple Hill went up in 1957, and the split level is the dominant form, with Ranch and Rambler plans filling out the rest. Three and four bedrooms is the range, generally with one full bath and a half — a few of the larger splits carry two full. Basements turn up on some streets and not others, and the same is true of garages, so the two houses to compare are often on the same block rather than across the township. If one-floor living is the requirement, the ranch homes across Cherry Hill are the wider net; if the split is what you want, this is one of the better concentrations of them in the township.

What you are buying into is a fifties street grid with seventy years of growth on it — mature canopy, established plantings, and lot shapes that predate the cul-de-sac era. Rear yards here are private in the way only time delivers, and a fair number have in-ground pools put in over the decades. Apple Hill produces a steady but modest trickle of listings rather than a flow, and buyers shopping this tier and this vintage usually also walk Woodcrest and Downs Farms before they decide.

Schools are Cherry Hill Township Public Schools throughout. Haddonfield-Berlin Road runs the eastern edge and puts Route 70 and Kresson Road within a couple of minutes, with the PATCO line at Ashland the commuter draw for anyone working in Philadelphia. The recently sold homes across the township are the clearest read on where this vintage actually settles.
