Condos and Townhomes in Cinnaminson
Cinnaminson has the deepest attached market in this corner of Burlington County, and it is not a close contest. One community accounts for most of it, two more are age-restricted, and a small handful of rows on Cinnaminson Avenue predate all of them by seventy years. The mistake buyers make here is treating the community name as the answer. In this township it is barely the beginning of the question.
Cinnaminson Harbour is the reason this market exists at the scale it does, and the single most important thing to know about it is that it was built continuously from 2005 to 2022. Seventeen years is not a phase, it is generations of product under one name. A row on Lisa Way from 2005 and a row on Helen Drive from 2022 are different houses built to different standards with different layouts, and they can close within a few thousand dollars of each other. The community runs across Nathan Drive, Harbour Boulevard, Jason Drive, Helen Drive, Fela Drive, Lisa Way, Amy Way, Lukas Court, Jakob Court and Perry Way, in interior rows, end units and a smaller number of flats, two to four bedrooms. Garages are close to universal. Basements are not.
And here is the part that costs people money, because it is genuinely counterintuitive: what the association fee covers is not consistent across the Harbour. Some units include the health club, the pools, the recreation facility, trash and lawn care on the front, rear and side. Others, at a comparable monthly, list common area maintenance and not much beyond it. This is a large community with a lot of construction phases in it, and the coverage tracks the phase rather than the address. Comparing two Harbour listings on the fee alone will mislead you every time — the question is always what that specific unit's fee buys, and it has to be asked listing by listing. That is the kind of thing that does not show up on a portal and does not show up on a drive-by.
Cinnaminson is also unusual in offering downsizers a real choice rather than a single option, and both of those choices are attached — which means they show up on this page as well as on the 55+ communities page. Westfield Leas, built in 1987 on Westfield Drive, is two-bedroom flats and end rows, and it has something almost no flat anywhere has: full basements. It also carries the highest association fees in the township. If storage is what has been stopping you from leaving a house, this is the community that solves it, and the monthly is what you pay for solving it. Sweetwater, built two years later on Sweetwater Drive, is the other answer — one- and two-bedroom flats and end rows, no basements and no garages, at a meaningfully lower fee and a lower entry point. Same township, same era, opposite trade. Siena on Siena Drive is the small third option, newer than both, and it comes up rarely enough to be worth a standing alert rather than a search.
Water Club Towns is the newest name here — three-bedroom interior rows from 2020, on the amenity side of the fee structure with the health club and pool included. It is a small community and it does not generate much volume, so if it is where you want to be, watching beats shopping.
Then there is the oldest attached housing in the township, and it is the entry point by a wide margin. Along Cinnaminson Avenue, in and around Glenmead, there are interior rows built around 1930 in AirLite and Straight Thru plans — Philadelphia rowhome types that turn up in the river towns and nowhere further inland. Full basements, no garages, and no association at all: no fee, no board, nothing owed monthly. For a first purchase, or for a buyer who wants the township and the school district without a monthly obligation attached to it, these are the least expensive way in and there is nothing else in Cinnaminson that competes with them on price.
One thing that makes this township simpler than its neighbors: Cinnaminson runs its own school district straight through, PreK to Cinnaminson High School, with no regional or sending arrangement. Several of the surrounding river towns split their students across districts or send their high schoolers elsewhere. Here the answer does not change depending on which street you buy on. Route 130 and Route 73 run the township, the Betsy Ross and Tacony-Palmyra bridges put Philadelphia minutes away, and the RiverLine has a stop close enough to the Harbour to walk to — which is a real part of why that community absorbed seventeen years of construction.
If attached is not quite it, Cinnaminson's ranch homes give you single-level living detached and on your own lot, in the mid-century neighborhoods that make up most of the township. Four-plus bedroom homes is where the larger colonials live, homes under $400K covers most of what trades here across every product type, and just listed catches new inventory first.
