About Riverton
Riverton is the one on this stretch of the river that people fall in love with before they check the price. It is a small borough on the Delaware, laid out as a planned riverfront community rather than grown out of a mill or a farm, and it still reads that way — deep porches, tall windows, mature street trees, and a walk to the water at the end of it. Nothing about the housing stock here is standard-issue, which is both the appeal and the reason a general search does a poor job of representing it.
Start with what the listings do not have: subdivisions. Most of Riverton carries no subdivision label at all, because the borough is a historic street grid rather than a set of developments. What you get instead are addresses — Main Street, Cedar, Elm, Linden, Penn, Fulton, Lippincott, and the numbered streets running back from the river. The named pockets that do exist are the historic district itself, the Town Center, Riverton Estates, and the homes around the golf course. Knowing the street tells you more here than knowing the neighborhood name, which is the opposite of how the townships around it work.
The houses are large and they are old, and both of those things matter to a buyer. Four, five and six bedroom homes are ordinary rather than exceptional in this borough, and the biggest run well past that with square footage to match — the kind of house that was built for a large family and staff and now suits someone who wants room to spread out or work from home. There are smaller twins and attached homes mixed into the grid as well, and a scattering of single-story houses. The entry point into the borough sits under $500,000 and the market moves up steadily from there. Lots are town lots, not acreage — you are buying a walkable street, not a spread.
One thing to be clear about before you shop here: Riverton shares the 08077 ZIP code with Cinnaminson Township, and the two are entirely separate municipalities. Different tax rate, different governing body, different schools. A Riverton mailing address is not a Cinnaminson house and the reverse is equally true, so anything scoped by ZIP code alone is mixing two markets that do not behave the same way.
Schools are a two-step arrangement and unusually simple to describe. Riverton runs a single school — Riverton School on Fifth Street, preschool through eighth grade, one building for the whole borough. For ninth through twelfth, students attend Palmyra High School on West 5th Street in Palmyra, established in 1895, the Panthers, on a long-standing sending relationship. Beverly City sends its high schoolers to Palmyra as well, so the two boroughs share a graduating class. Worth knowing that Cinnaminson next door runs its own high school — another reason the shared ZIP code misleads.
The River Line stops in the borough, which puts Trenton and the Camden waterfront within a ride and no parking to think about, and the riverfront itself is the reason the town exists.
