Living in Clermont

Clermont is the southern corner of Dennis Township, where Route 9 and Kings Highway come together and Route 83 cuts west toward the bayshore. It is a road-and-pines kind of place rather than a village — houses along the highway and scattered down the side lanes, the Pines at Clermont golf course on Kings Highway, a campground on Route 9, and woods in between.

The single most useful thing to know about Clermont is that its mail lies about where it is. Clermont addresses carry 08210, and 08210 is the Cape May Court House ZIP — which sits in Middle Township, a completely different municipality. A Clermont house is taxed by Dennis Township, governed by Dennis Township, and served by the Dennis Township school district, no matter what the envelope says. Buyers who search by ZIP end up looking at two townships at once and comparing tax bills that are not comparable.

That confusion cuts both ways, and it is worth using. Because the address reads like Court House, some listings here get overlooked by people specifically searching Dennis Township, and some get found by people who were not looking for Dennis Township at all. Either way, the number that matters is on the tax record, not the mailing label — and Dennis Township runs its own small school district, which is a different arrangement from Middle's larger system.

Practically, Clermont's position is its selling point. You are a few minutes north of Cape May Court House for the hospital, the county offices and the everyday shopping, a few minutes from the Parkway, and a short run east to the beaches through Ocean View. You get Court House convenience without Court House density, and you get it at Dennis Township prices.

The market is modest and thin. Expect single-family houses on decent lots, a fair amount of mid-century stock, and not many of them on at any one time — this is a corner of a township that has only a couple dozen active listings in total. The lower end of the township market is worth watching, and so are the bank-owned listings, which in a market this small can be a meaningful share of what is actually available.

The honest caution is the highway. Route 9 is the spine of this community and it carries real summer traffic heading for the islands, so a house's position relative to the road matters more here than the finishes do — drive the specific address on a Saturday in season before you decide. Well and septic are common outside the denser stretches, which is normal for the area but belongs on the inspection list.
