Living in Ocean View
Ocean View is the eastern end of Dennis Township, and it is the part of the township that most people have actually driven through. It sits under two miles from Exit 17 of the Garden State Parkway, where Sea Isle Boulevard runs east across the marsh, and Sea Isle City's beaches are roughly three miles away. That combination — Parkway access on one side, a short causeway to the ocean on the other — is the whole appeal.
The name is a little bit of a promise the geography does not keep, and it is worth saying plainly. You are on the mainland here, not the island, and you will not see the ocean from your porch. What you get instead is a mainland tax bill, a mainland price and a drive to the beach measured in minutes rather than in bridge traffic. For a lot of buyers that trade is the entire reason they looked at the mainland in the first place.
This is also the camping capital of the county, and that shapes the place more than newcomers expect. Ocean View Resort alone runs about 1,175 sites across 180 acres and has been going since the Turner family started it in 1960, which makes it the largest privately owned campground in the northeast — and it is one of several strung along Route 9. That means a genuinely seasonal rhythm: busy and loud in July, quiet in February, with a good share of the local economy built around people who come for the summer. Shore Gate Golf Club is out on School House Lane if you want something to do that is not the beach.
Now the trap, and this one costs people money. Ocean View mails as 08230 — but so do Seaville and South Seaville, and those are in Upper Township, a different municipality with a different tax rate and a different school district. Same ZIP, same postmark, different government. If you are comparing two houses that both say 08230, the first thing to establish is which township each one actually sits in, because it changes the tax bill and where the kids go to school. Nothing on the envelope will tell you.
The housing runs from modest year-round single-family homes along and off Route 9 to seasonal places and park models tied to the campgrounds, with the occasional larger property behind. Because so much of the stock here is second-home and seasonal, the attached and low-maintenance inventory in the township is worth a look if you want something you can lock up and leave. Anything toward the marsh and Sea Isle Boulevard falls into the township's waterfront category, which is small but interesting.
Two practical notes. Summer traffic on Sea Isle Boulevard and Route 9 is real, and a road that is pleasant in October is a different road on a Saturday in July — drive it in season. And on the marsh side, flood zone, elevation and insurance vary sharply address to address, so get the actual numbers before you are under contract rather than after.
If the beach proximity matters less than price, Dennisville and South Dennis are further inland and cheaper, and Woodbine is cheaper still. The recent Dennis Township closings show what this end has been bringing, and the market report shows the trend.
