Condos and Townhomes in Edgewater Park
Edgewater Park does something almost no township in Burlington County does: it offers real, deep condominium supply at prices that have largely disappeared elsewhere. Three separate communities, all built within about a year of each other in the early seventies, and each one occupying a single street address. Alongside them sits a run of brand-new townhomes from the last few years. The two ends of this market could not be less alike — and the monthly cost of owning them runs in exactly the opposite direction from what you would expect.
Start with the structure, because it is unusual enough to matter. Arbor Green is every unit at 275 Green Street. Cooper Valley Village is every unit at 1475 Mount Holly Road. Jefferson Square is every unit at 1294 Cooper Street. Not a neighborhood of streets — one address, one complex, unit numbers after it. That means a street-name search finds nothing here, and it means the community name is the only thing that tells you which building you are looking at. Portals handle this badly. It is the single biggest reason condo inventory in this township goes unseen.
All three are one- and two-bedroom flats with some interior rows mixed in, built 1971 and 1972, no garages and no basements. And the fees between them are not close. Cooper Valley Village carries fees that run several times what Arbor Green charges — not a modest premium, a multiple. The explanation is in what the fee buys: at Cooper Valley a number of units include water, sewer, electricity and heat along with the exterior, the grounds, the pool and the recreation facility. That is a fee doing the work of a utility bill. A buyer comparing a Cooper Valley monthly against an Arbor Green monthly and concluding the first is expensive has compared two numbers that are not measuring the same thing. Run the utilities into both and the gap narrows dramatically — and for a fixed-income buyer, a bill that never spikes in January has value beyond its size.
Arbor Green is the leanest of the three and the least expensive way into the township. Fees are modest and coverage is mostly common area, exterior, lawn, snow and trash, with water and pool access on some units. Jefferson Square sits in between on both counts — Colonial, Straight Thru and Side-by-Side plans among the flats, with fees covering the exterior, grounds, pool and often parking. Across all three the coverage varies unit to unit even inside the same building, so the specific listing is the only reliable source. There is no such thing as "the Jefferson Square fee."
Then the other end of the township entirely. Fox Run on Benford Lane and Benford Road, built 2017 and 2018, is three-bedroom interior and end rows with garages — Colonial, Contemporary and Side-by-Side. And on Wendowski Street, Floyd Avenue and Parsons Boulevard there is newer construction still, built 2022 through 2024, three bedrooms with garages. These are the most expensive attached homes in Edgewater Park, and they carry the lowest fees in the township — lawn care and snow removal, essentially. Newest buildings, biggest homes, cheapest monthly. That is the full inversion, and it holds from top to bottom of this market. Fox Chase and Orchard Estates add a small number of similar rows.
The 55+ side is attached too. Silver Park and Silver Park West on Alexander Road and Palmer Square, built 1996 and 2000, are two-bedroom twins, end units and flats at a moderate fee covering the exterior, lawn and pool. Because they are age-restricted they appear on the 55+ communities page as well, and between those and the condominium complexes, this township offers more low-maintenance options at a reachable price than almost any place of its size in the county.
On schools, the ladder runs local through eighth grade and then crosses the municipal line. Mildred Magowan Elementary on Cherrix Avenue takes PreK through fourth, Samuel M. Ridgway Middle on Delanco Road takes fifth through eighth, and students then attend Burlington City High School on Blue Devil Way in Burlington City for grades nine through twelve. That sending relationship dates to the 1930s, and Edgewater Park students make up close to a third of the high school's upper-grade enrollment — a long-established arrangement rather than a stopgap.
One practical note: 08010 is shared with Beverly, so a great deal of Edgewater Park property carries a Beverly mailing address. Beverly City is a separate municipality with its own government and its own tax rate. The mailing address does not settle which one you are in; the township line does. Everything on this page is scoped to Edgewater Park Township.
If attached is not quite it, Williamsburg is the township's largest detached neighborhood and covers most of the middle of the market — four-plus bedroom homes is where the larger ones sit, and ranch homes gives you single-level living on your own lot.
