Beverly City sits on the Delaware River in the northwest corner of Burlington County, and it is one of the smallest cities in New Jersey — a walkable grid you can cross on foot in about twenty minutes. It was laid out as a river town in the 1850s and it still reads like one: tight lots, deep front porches, and a housing stock that runs Victorian, Colonial, Cape Cod and bungalow rather than anything built in the last thirty years.

Affordability is the headline here, and it is not a small thing in this county. A meaningful share of the market trades under $300,000, which puts a detached single-family house with a yard within reach of buyers who have been priced out of the townships east of Route 130. Nearly everything is on public sewer and public water — no septic, no well — and lots are small city lots, so what you are buying is the house and the block, not the land.

One thing buyers consistently miss about old river towns: the houses are big. Beverly's Victorians and center-hall Colonials routinely carry four, five and even six bedrooms, and the larger homes sit at the top of this market rather than out of reach of it. The location does more work than the size of the city suggests. The NJ Transit RiverLine runs right through, putting Camden and Trenton on a direct light-rail ride without a car, and Route 130 handles everything else. Beverly National Cemetery is here as well, and the riverfront itself is the reason the town exists. Named communities are few — Beverly Meadows and River Bank are the only two that appear with any regularity — so most of this market is simply the historic grid, block by block.
