Condo & Townhome Living in Egg Harbor Township
Egg Harbor Township has thirteen distinct condo and townhome communities, which is a deeper attached-home market than most towns twice its price and far deeper than the barrier-island towns just across the bay. The names that come up most are London Court, Oxford Village and Heather Croft, and between them they cover a genuinely wide span of age, size and monthly fee. That range is the point: this is not one product at one price, and the useful question is which of the thirteen fits rather than whether anything is available.
A detail that trips up buyers regularly: London Court 1 and London Court 2 are two separate associations, not one community split into phases. Different fees, different governance, different reserves — a unit in one is not interchangeable with a unit in the other, so if someone sends you "a London Court listing," find out which. Bay Island Inn is the other one worth knowing by name; it draws more searches by name than any other condo community in the township, which usually means people have seen it and remembered it.
The township's bay side is where this market gets genuinely interesting. Bay Club, Bayport on Lakes Bay and Anchorage Point sit on the water side of Egg Harbor Township, which is an unusual thing to be able to buy as an attached home anywhere in Atlantic County. Water access without a shore-town tax bill is the trade a lot of buyers are actually looking for and do not know exists here. If a view or a boat matters to you, start with those three rather than working down from the top of the list.
One more option most buyers miss: Tides at Ocean Club is the only place in the township to buy a brand-new townhome. It is the townhome section of D.R. Horton's 657-lot Ocean Club community, roughly 90% sold out, sharing a 7,500-square-foot clubhouse, pool, and basketball and tennis courts with the single-family side. New construction means modern systems and layout and a builder warranty; the tradeoff is that it prices above the older associations. Worth a look if you want new and low-maintenance in the same purchase.
Underneath all of it, the reason this market works is location and cost. The Atlantic City Expressway and the Garden State Parkway are both within three miles, so Philadelphia, Atlantic City and the shore are all a straightforward drive, and the beaches at Ocean City sit about seventeen miles out — close enough to use without paying to live there. Attached homes here routinely trade below comparable square footage anywhere nearer the water, and the association handles the roof, the lawn and the snow. If low maintenance is the actual goal, the township's 55+ and active adult communities deliver the same result for buyers who qualify, several of them at lower prices still.
