Start with something no other site will tell you: in Egg Harbor Township, "waterfront" in the MLS covers an enormous range. The same search returns homes with a hundred feet of deep-water frontage where you can tie up a boat, and homes whose water is a landscaped pond or a stormwater basin behind the yard. Both get flagged the same way. That is not a criticism of anyone's listing — a pond view is a genuinely pleasant thing to own and it costs a fraction of bay frontage — but the two are not remotely the same purchase, and knowing which is which before you drive out is the entire value of this page. Here is how the real water breaks down.
At the top sits Seaview Harbor, and it is one of the most unusual addresses in South Jersey. It fronts Great Egg Harbor Bay, separated from Longport by nothing but Beach Thorofare, and it is physically detached from the rest of Egg Harbor Township — roughly ten miles from township facilities, out along Route 152. The consequence is remarkable: Seaview Harbor carries Longport's 08403 ZIP code, Longport's postmaster handles its mail, and Longport provides its fire, medical and most police response — while the property is taxed by Egg Harbor Township. A Longport address and Longport emergency services at township tax rates. It is a small community, so listings are rare, and when one comes up the buyer is usually someone who had been watching for months.
The lagoon communities are the practical heart of this market. Anchorage Point — sometimes written Anchorage Poynte — offers protected lagoon frontage with quick access to Ship's Channel and out through the Great Egg Inlet, plus bay views that run from the Ocean City shoreline to the Atlantic City skyline. One thing to understand about it: the price range is enormous, from modest 1950s ranches to new construction well past a million, because the lots are worth more than some of the houses on them and the neighborhood is actively rebuilding. Be clear on whether you are buying a home or a lot. Bayport on Lakes Bay and Bay Club sit on Lakes Bay and do something rare in Atlantic County — they put real water access inside an attached home, with the association handling the exterior.
The one most buyers never find is Bay Breeze Village, tucked along Patcong Creek off Somers Point Road. It is a 55+ manufactured-home community on tidal water with a marina, which is a combination that essentially does not exist anywhere else around here. If your priority is being on the water with a boat and not carrying a large mortgage into retirement, this is the most overlooked value in the township, and it is worth seeing before you rule out manufactured housing on principle.
Below that tier are the lake and pond communities, and they deserve a fair description rather than a dismissal. Places like Fountain Lakes and several of the township's townhome communities are built around man-made water — ponds, small lakes, water features with fountains, some with walking paths around them. You get a view, you get quiet, you often get a lower price than the equivalent house on a dry lot, and for a lot of buyers that is exactly the right trade. What you do not get is a dock, a boat, or tidal water. If a listing says waterfront and the photos show a small pond, that is what you are looking at, and the honest question is whether the view alone is worth the premium being asked.
Two practical notes. The township's bay side extends into West Atlantic City, which is genuinely on the water and which buyers routinely misfile under Atlantic City or Pleasantville — if you are searching by town name you will miss it. And the location works hard for a waterfront market: the Atlantic City Expressway and the Garden State Parkway are both within about three miles, Atlantic City International Airport is four, and Ocean City's beaches are seventeen. You are buying water and boat access at inland tax rates, half an hour from the barrier-island beaches you would otherwise be paying to live on.
