Living in Coves at Ocean Club
Coves at Ocean Club is the age-restricted neighborhood inside D.R. Horton's Ocean Club master community in Egg Harbor Township — and it is the only place in the township where a 55+ buyer can purchase a brand-new home directly from a builder instead of competing for a resale. At full build it is 258 single-family ranch homes, running roughly 1,500 to 2,500 square feet in two- to four-bedroom plans. Every one of them is single-level — no stairs anywhere in the house, which is the whole point. Sales opened in 2024 and the community is actively selling, so there are models to walk, a sales office to talk to, and quick-delivery homes available alongside the to-be-built plans.
Here is the part most buyers miss, and it is the strongest argument for Coves over anything else nearby: Coves has its own amenity center. A 3,500-square-foot clubhouse built for this neighborhood specifically, plus an outdoor pool, pickleball courts, walking and biking trails, a gazebo, an outdoor patio, and multi-purpose meeting rooms. Residents have already organized pickleball, swimming, and walking groups around it. If you have toured age-restricted sections carved out of family developments, you know exactly why this matters — here the pool is not also the kids' pool, and the courts are not sharing a fence with a playground. One caution worth raising: as of mid-2026 the clubhouse and amenity package were still listed as under construction, so ask the builder directly where that stands before you sign anything.
The location is better than the price point suggests. The Atlantic City Expressway is 1.4 miles out and the Garden State Parkway 2.9 — being that close to both is unusual, and communities with this kind of access are normally priced well above this one. Atlantic City International Airport is about four miles. Atlantic City itself is under ten. Ocean City's beach and boardwalk sit roughly seventeen miles away, near enough for a morning at the shore without paying shore taxes to live there. And the Egg Harbor Township Nature Reserve, with its walking trails and fishing ponds, is about ten miles out and a genuine local favorite rather than a brochure line.
Buying new from a national builder works differently from buying a resale, in ways worth understanding before you start. The smart-home package is standard rather than an upgrade — keyless entry, video doorbell, hands-free communication — and the energy-efficiency specifications are built to current code rather than retrofitted onto an older house, which shows up in the utility bill instead of the purchase price. Release timing belongs to the builder, so availability arrives in batches rather than steadily, and the best-positioned lots in each phase tend to go early to buyers who were already watching. One consideration specific to age-restricted buying: your eventual resale pool is permanently limited to other age-qualified buyers. In a community of this size, with a national builder still actively selling, that matters far less than it would in a small development — but it is worth knowing going in rather than discovering later.
Coves is one of three neighborhoods inside Ocean Club, which is planned at 657 lots overall, making it the largest new-construction development in Atlantic County. If Coves is not the right fit, the other two probably are. Winds at Ocean Club is the family single-family section, with houses from about 1,664 square feet to over 3,000 in three- to five-bedroom plans. Tides at Ocean Club is the two-story townhome section, roughly 90% sold out and the furthest along of the three. Those two share the larger 7,500-square-foot clubhouse, with its pool, basketball and tennis courts and playgrounds. All three sit on the same ground, with the same builder and the same location advantages — what separates them is who they were built for.
