Living in Winds at Ocean Club
Winds at Ocean Club is the single-family neighborhood inside D.R. Horton's Ocean Club master community in Egg Harbor Township — the section built for families, and the one with the widest range of house in the whole development. Plans run from about 1,664 square feet up past 3,000, in three- to five-bedroom layouts with two to three and a half baths. That spread matters more than it sounds: a family buying their first detached house and a family trading up from one can both find something here, in the same neighborhood, at the same builder pricing. If you want a brand-new house with a yard rather than a townhome or an age-restricted ranch, Winds is the one.
The amenity package is the family side of Ocean Club, and it is substantial. Winds shares a 7,500-square-foot clubhouse with the townhome section, along with an outdoor pool, basketball and tennis courts, playgrounds, walking trails and bike racks. What is worth appreciating about buying new in a master community is that the amenities arrive with the house instead of being promised for phase four — there is no waiting years for a pool that may or may not get built. Egg Harbor Township's school system is the practical draw for most buyers at this stage of life, and it is usually the first question families ask, before the floor plan.
The location does real work here. The Atlantic City Expressway is 1.4 miles out and the Garden State Parkway 2.9 — being that close to both is genuinely unusual, and it puts Philadelphia, North Jersey, Atlantic City and the shore all inside a straightforward drive from one driveway. Atlantic City International Airport is about four miles, which matters if anyone in the house travels for work. Ocean City's beach and boardwalk are roughly seventeen miles, close enough for a Saturday without paying to live at the shore. And the Egg Harbor Township Nature Reserve, about ten miles out, has trails and fishing ponds and is a genuine local favorite rather than a line in a brochure.
Buying from a national builder works differently from buying a resale, and it is worth knowing how before you start. The smart-home package comes standard rather than as an upgrade — keyless entry, video doorbell, hands-free communication — and the energy-efficiency specifications are built to current code instead of retrofitted onto an older house, which shows up in the monthly utility bill rather than the purchase price. Release timing belongs to the builder, so inventory arrives in batches rather than steadily, and within each phase the popular plans on the better lots tend to go early, to buyers who were already watching. What is available at any given moment is a snapshot, not the full picture of what is coming.
Winds is one of three neighborhoods inside Ocean Club, planned at 657 lots overall — the largest new-construction development in Atlantic County. If Winds is not the right fit, the other two might be. Tides at Ocean Club is the two-story townhome section, roughly 90% sold out and the furthest along of the three, and it shares the same clubhouse and courts as Winds. Coves at Ocean Club is the age-restricted side — 258 single-level ranch homes with their own separate 3,500-square-foot clubhouse, outdoor pool, pickleball courts and gazebo, kept deliberately apart from the family amenities. All three sit on the same ground, with the same builder and the same location advantages; what separates them is who they were built for.
