About Franklinville
Franklinville is the postal name most people know, but the municipality is Franklin Township — a large, rural stretch of eastern Gloucester County where farmland meets the western edge of the Pinelands. Malaga sits inside its borders with its own name and ZIP, and Newfield Borough is an entirely separate municipality wrapped by the township on three sides. It's the kind of place where the mailing address and the tax map disagree, and where knowing the difference matters before you write an offer.
What people come here for is land. Lots are big, most homes are on well and septic, and an acre or more is the norm rather than a premium — the opposite of what a buyer finds thirty minutes north. Peach and blueberry farms still work the ground here, the Pinelands hold the eastern side in woods, and lakes like Malaga and Iona break up the landscape. Buyers priced out of Washington Township or Monroe come south for exactly this, and they get peace and quiet for the money.
The housing runs from older farmhouses and ranchers on generous parcels to pockets of newer building. New construction here is limited and moves quickly when it appears, manufactured homes are a real part of the market, and there's steady supply of single-story ranch homes for buyers who want one floor and no stairs. With space this plentiful, homes with pools are more common than the price points would suggest.
Families here feed into Franklin Township's elementary schools and then Delsea Regional, shared with neighboring Elk Township. Route 47 — Delsea Drive — runs the length of the township, with Route 40 crossing it and Route 55 a few minutes west for the run to Philadelphia or down to the bay.
