Elmer is a small, walkable borough tucked into the farm country of northeast Salem County, carved out of Pittsgrove and Upper Pittsgrove Townships and incorporated in 1893. Barely a square mile in size and known locally as “The Small Town with the Big Welcome,” Elmer grew up as a railroad and market town along the West Jersey line and still carries that compact, old-fashioned Main Street character — a genuine town center surrounded on every side by some of the most productive farmland in the state.

Housing here is modest and tightly held. The borough is built around historic homes, twins, and older single-family houses on in-town lots within walking distance of the shops, the post office, and Elmer Lake, while the ranch homes that give buyers a shot at "no stairs" living in the village. It is a small market — only a couple dozen homes trade in a typical year — so inventory is thin and the newest listings tend to move quickly when they hit. For value-focused and first-time buyers, Elmer is also one of the few places in the area still holding homes under $300K, including a handful of manufactured homes.

For all its small size, Elmer is well placed. It sits right on U.S. Route 40, minutes from Vineland and Bridgeton for everyday shopping and services, close to Appel Farm Arts & Music Center, and an easy drive from both Philadelphia and the shore.
