Hunting Run sits off North Quail Hill Boulevard along East Fishers Creek Road in Smithville, at the north end of Galloway Township. The buildings went up in the early 1980s and the community is genuinely wooded — the aerial shows buildings tucked among mature trees with Wigwam Creek along the western edge, not a cleared site with landscaping added back. Homes are one- and two-bedroom layouts from roughly 850 to just over 900 square feet, on one and two levels.

Before you look at a single listing here, understand how the money works, because Hunting Run is the most layered arrangement in Galloway and no listing sheet shows you the whole picture. There are three recurring charges. First, the Hunting Run association fee. Second, a special assessment for the roofs, billed monthly on top of that fee and running until 2032. Third, the Towne of Historic Smithville Community Association fee, which is separate again and covers the master amenities.

The MLS has one field for an association fee. So one agent enters the base fee, another adds the assessment to it, another enters something else entirely. That is why two listings in this community can show wildly different monthly figures for essentially the same home — and it means comparing the fee on one Hunting Run listing against the fee on another tells you nothing at all. Ask for all three numbers, in writing, and give all three to your lender before you get attached to a home.

There is also money due at settlement that appears in no listing anywhere. Hunting Run charges a capital contribution from the buyer at closing, there is a buyer transfer fee, and both associations collect several months of dues in advance. Together that is a real number on top of your down payment and normal closing costs, and it is exactly the kind of thing that surfaces three days before closing and blows up a tight deal. Ask early. Whoever is representing you should have those figures before you write, not after.

None of that is a reason to avoid Hunting Run. It is a reason to walk in with your eyes open — and what you get in return is the deepest amenity package at this price point in the township. Access to two clubhouses, two pools, tennis courts, basketball courts, a fitness center, a playground and walking trails, all through the Smithville master association. Plus the Historic Towne of Smithville itself, with its shops and restaurants and seasonal events, a short walk away through the woods rather than a drive down Route 9.

The homes run natural gas forced-air heat with central air, public water and sewer, and a wood-burning fireplace is standard — a genuine feature in a home this size, and one that changes how the space feels in winter. Two-bedroom homes carry two full baths and a private balcony off the living room. First-floor and end units give you no stairs and light on an extra side. Parking is exterior with no garages. Pets are permitted with restrictions; confirm the specifics for your own animal. Condition varies from original to fully renovated with laminate flooring, built-ins and updated baths, and on floor plans this consistent, condition is what moves value.

The location puts you minutes from Stockton University, AtlantiCare, groceries and the Garden State Parkway, with the beaches and Atlantic City a short drive. It is a practical fit for a first-time buyer, someone scaling down, or an owner who wants low-maintenance living inside a community that actually has something going on.
